Window Sash Repairs

Regularly inspect the window sashes for any damage, mildew and mold. If you catch these issues early, you can save money on repairs in the future.

The sash is the internal framing that can be moved vertically upwards or downwards in windows that are open. This article will show you how to perform several simple sash repair.

Weather Stripping

Wooden window sashes can add a classic look to your home. They are also durable and can last many years provided they are properly maintained. However, they can be damaged or degraded in time because of exposure to the elements and wear and wear and tear. Sash repair specialists can restore windows to their original condition and keep them looking great longer than replacement windows.

The first step to sash window repairs is addressing weather stripping, which can be found on both the sash and frame. If it's worn or loose, out, it can lead to drafts and other issues. This will protect the putty and give your sash a new appearance.

Sash Hardware

The hardware that supports window sashes is susceptible to wear and tear from age and use, and the result can be a door or window that isn't able to open or close easily. It's a good idea to know that replacing or repair of this hardware is typically straightforward and cost-effective. If a sash becomes difficult to operate you can try spraying some grease into the jamb channel, and then slide it open to see if this fixes the problem. If the problem persists it's likely to be due to the sash's balance. You will need to take off the window sash in order to get access to this part of the hardware.

Ideally, window sashes should be able to open and close with minimal effort however, this can be difficult when the weights are worn or if the sash's meeting rail isn't properly coated. This can be due to various reasons, including a lack of maintenance and an unmatched weight rating.

If the hinge arms on windows begin to slide, this could cause the Sash Window repair to drag and eventually hit against the frame in the opposite corner (Photo 1). To correct the issue ensure that the sash is centered in the frame opening and then take it off. If the sash has been screwed to the hinge arm, you'll need to unscrew the hinge arm and replace it (Photo 2). Next, install the new sash (Photo 3).

Because of sagging hinges and a general lack in energy efficiency, old windows especially in older houses, could be difficult to open or close. In most cases, a few simple repairs can transform these windows into smooth operation again and save the homeowner cash on energy costs.

It is crucial to have the tools needed before you start. Start by marking the location of the hinge channel on the frame using a pencil (Photo 1). This will make it easier to position the channel in the proper location after you've completed. Remove the sash and take out all the hardware including the parting beads cords, chains, and cords that hold the sash in place. Sash Weights

Sash weights can be replaced to enhance the efficiency of your window sash and reduce the energy cost. Sash weights are heavy, lead or iron cylinders enclosed in a concealed cavity and connected to the movable the sash with rope. They provide counterbalance, allowing the window to be opened and closed without the use of electrical or mechanical devices. When they fail, sashweights are often neglected or not used by homeowners.

A weight from a sash that fell out of the cavity is difficult to get back, so you will want to find a new one that fits properly. You will also need an additional piece of string, a length of sash cord and some sash pulleys that will tie the new sash weights the sash cord.

Older windows made of wood are joined with mortise and tenon joints. The wood pegs that hold the parts together can be removed by the use of a pin punch and hammer. Most of them have large diameters on one side and a smaller size on the other, so it is important to remove the small-diameter sides first. Later sashes made use of glue instead of pins. They can be separated with a knife and a mallet.

Once the sash has been released, you can remove the stops on the sash and get access to the pockets for weights. This is usually done through a small hole at the bottom of each jamb. This hole is then covered by an access panel of wood that can be cut off to allow you to view the inside of the frame.

When the sash has been shut off and the access panel is removed, you are able to remove the old weight and replace it. Be sure to weigh the sash first because the weights you have might not be the right size. After the new weight is installed you can tie a string around it and then thread it through the pulley of the sash. Then attach the string to the boxed frame, but leave a few inches of string protruding from the head for future adjustment.

Sash Cords

Most double-hung windows of the past include a chain or cord attached to the weights that keeps the sashes balanced in the jamb. Over time, these cords can become damaged and make it difficult to raise the windows. The first step in replacing sash cords is to find and remove the access panels in the jambs. They are typically installed by screws or nails and will need to be removed or repositioned. After the access panel has been removed, you can start working on the sash. Utilize a flat bar or chisel, to pry the narrow parting beads out of their grooves. If you haven't purchased an item that replaces the counterbalance system that was in place before, it's recommended to keep the original weights for balancing in place. It's not too expensive to purchase these from salvage shops for architectural purposes and they'll be simple to install once you have the sash open. Depending on the size and shape of your window you may need to use one or two sashweights in order to keep it open.
