Window Sash Repairs

Sashes for windows must be inspected regularly for signs of mold, mildew and damage. You can save future repair costs by catching problems early on before they become out of control.

The sash is an interior framing that moves vertically up or down in windows that open. This article will show you how to perform several simple sash repair.

Weather Stripping

Wood window sashes add the classic look to your home. If properly maintained, they will last for years. However, they may become damaged or degraded over time because of exposure to the elements and wear and wear and tear. However, sash repair experts can restore your windows back to their original condition and keep them looking great for much longer than newer replacement windows.

Weather stripping is the most important aspect to consider when you are repairing windows that have sash. It's located on both the frame and sash. If it's damaged or worn out, it can cause drafts and other problems. To fix it, begin by determining the brand of your window repair and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Then, take the sash off and mark its width and height so that you can locate replacement weather stripping to match.

Then, take the sash from the holder and place it on an even surface that allows you to see all four sides. If the sash is double glazing repairs-hung, you must remove the weights with their ropes that should fall into the pocket in the jamb lining. After you have removed the sash using the utility knife, you can remove the old weather stripping by hand or with a putty knife.

Once the sash is clear and clean, you can put in the parting stops. These are long pieces wood that divide the two sashes. Pam likes to replace these with standard 1/2-inch by 3/4-inch window trim from the lumberyard. However, you can also replace them with a piece of scrap wood.

After removing the stopper for the parting and cutting it to length and then apply a thin layer of glazing compound to the bottom of the sash. Smooth it out using your putty knife, and then let it dry for a minimum of a day. After it has fully dried, apply a top coat of acrylic latex paint. This will protect the putty, and give your sash a fresh look.

Sash Hardware

The hardware that supports window sashes can wear out over time and use. This could result in a door or a window that is difficult to open or close. It's important to know that replacing and fixing this hardware is usually easy and affordable. If a sash is difficult to operate, try spraying some oil into the jamb channel then open it to see if this fixes the problem. If the problem persists, it is most likely the sash balance. You will need to take off the window sash to get access to this part of the hardware.

Ideally, window sashes must swing open and closed with very little effort, but this can be a difficult task if the weights become worn or if the sash that joins rail isn't properly glazed. This can be due to various reasons, including an absence of maintenance or a mismatched weight rating.

If the hinges on windows begin to slide, this could cause the sash to drag, and then eventually to hit the frame in the opposite corner (Photo 1). To fix the problem ensure that the sash is aligned in the frame opening, and then take it off. If the sash has been fixed to the hinge arm, unbolt the hinge and replace it. (Photo 2). Install the new sash (Photo 3).

Windows that are old, especially in older homes, may be difficult to open and close due to sagging hinges and a general lack of energy efficiency. In most instances, a few easy repairs can turn these windows into smooth operation again and save the homeowner money on energy bills.

In order to make these repairs to the sash it is important to have all the tools needed before you begin. Mark the hinge channel's location on the frame (Photo 1) using a pencil. This will help you get the channel back in place correctly when you're finished. Remove the sash and then remove all hardware including the parting beads, cords, and chains that hold the sash in place. Soften any hardened putty with a heat gun set to medium and fitted with a nozzle shield. Remove the old sash and put it in a labelled bag.

Sash Weights

Sash weights are able to be replaced to improve the performance of your window sash and decrease the energy cost. Sash weights consist of iron or lead cylinders that are encased inside a concealed cavity, and are connected via ropes to the moveable window sash. These weights function as counterbalances and allow you to open and close the window without having to use mechanical or electrical devices. When they fail, sashweights are usually left unnoticed or disabled by homeowners.

It's difficult to retrieve the sash-weight that fell from the cavity, so you'll want to find one that fits correctly. You will also require a fresh piece of string, a length of sashcord and some sashpulleys to tie the new weights to the cord.

Older wood windows are joined using mortise and tenon joints. The wood pegs holding the parts together can be removed using pin punches and hammers. The majority of these pegs are large on one side and smaller on the other. It is important to remove first the smaller diameter sides. Sashes made later in the century made use of glue instead of pegs. They can be separated by cutting through the glue line using the help of a knife, and then tapping the mortised section loose with mallets.

Once the sash is freed, you can remove the stopper on the sash and get access to the weight pocket. Usually it is done by drilling a hole near the bottom of each jamb. The hole is surrounded by an unfinished wooden panel that can be removed to reveal the inside workings.

Once the sash is stopped and the access panel has been removed, you can remove the weight that was previously installed and replace it. Make sure you weigh the sash prior to you begin, as the old weights could be different sizes than what is needed. After the new weight is in place then tie a string to it and thread it through the pulley for the sash. Then attach the string to the frame, leaving a few inches of string hanging from the head for future adjustment.

Sash Cords

Most old double glazing repairs-hung windows include a chain or cord attached to the weights that keeps the sashes balanced in the jamb. Over time, these cords could break, making it impossible to raise the window. A new sash cord will restore the ability to move the sash upwards and downwards and hold it in place when opened.

The first step to replace sash cords is to find and remove the access panels within the jambs. They are typically installed by screws or nails and will need to be removed or moved. You may be able to use a hammer and chisel for removing them, but it's always better to lay down dust sheets before commencing any work.

After you have removed the access panel, Window Repair you can begin to work on the sash. Prise the narrow parting beads (also called "tie rails") out of their grooves with flat bar or chisel. It is essential to take your time, as these are often stuck or nailed to the floor. If the sash is still in place, break the mortise-and-tenon joints out with a screwdriver or hammer and then take out each wood peg. You should now be able to move the sash around freely, though it will probably need some oiling if it seems stiff.

With the sash in an open position, measure enough sash cord/chain to extend from the pulley in the top of the jamb to the sash slot in the bottom. Cut the cord or chain and then secure it in the previous step. You can either employ a hammer and nail or screws, but nails are less likely to cause damage.

If you don't have an upgrade kit to replace the counterbalance system that was in place before, it's recommended to keep the original balancing weights in place. They are not expensive and simple to install if you buy them at architectural salvage stores. Based on the size and shape of your window you might need to install one or two sashweights in order to keep the sash open.
