Window Sash Repairs

Check the windows sashes regularly for signs of damage, mildew and mold. By catching these problems early you can save money on repairs in the future.

The sash is the internal frame that is vertically moved upwards or downwards in windows that are open. This article will teach you how to perform several simple sash repair.

Weather Stripping

Wooden window sashes can add an elegant appearance to your home. They are also durable and last for a long time when they are maintained properly. They may, however, become damaged or degraded with time, due to exposure and normal wear. Sash repair specialists can restore windows to their original condition and keep them looking great much longer than replacement windows.

The first step in repair sash window damage is to fix weather stripping, which can be found on both the sash and frame. If it's damaged or worn out, it can lead to drafts and other problems. To fix it, begin by finding your window brand and the date of manufacture for the glass (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off and mark its width and height so that you can find a new weather stripping that is compatible with the original.

Then, remove the sash and set it on a work surface so that you can reach all four sides. If the sash is double glazed window repairs-hung, you'll also need to take off the weights and the ropes that go with them, which should have fallen into the pocket that was intended to be in the jamb liner. After removing the sash using the utility knife, take off the weather stripping from the old sash by hand or with a putty knife.

Once the sash windows repair is clear, you can replace the parting stops. They are long pieces of wood that separate the two sashes. Pam prefers to replace them with standard 1/2-inch by 3/4-inch window trim from the lumberyard, however you can also replace them with a piece of scrap wood.

After removing the parting stops and trimming them to the desired length and thickness, apply a thin layer of glazing compound on the bottom of the sash. Sash Hardware

It is essential to have the tools needed before you start. Begin by marking the position of the hinge channel on the frame with pencil (Photo 1). This will assist you in getting the channel back on the correct position after you've finished. Remove the sash, and then remove the hardware including the parting beads (Photo 2) and the chains or cords that hold it in place. Soften any hardened putty with a heat gun set to medium and fitted with an nozzle shield. Take off the old sash and store it in a bag labeled.

Sash Weights

Sash weights are able to be replaced to improve the performance of your window sash and decrease the cost of energy. Sash weights are hefty lead or iron cylinders enclosed inside a hidden compartment and attached to the movable window sash using rope. They provide counterbalance which allows the window to be shut and opened without the use of electrical or mechanical devices. The sash weights are often neglected or ignored by homeowners and then turned into scrap when they break; therefore you may have to search for replacements.

Sashes made later in the century made use of glue instead of pegs and can be separated by cutting through the glue line using an instrument, and then tapping the mortised section loose with mallets.

After the sash is released, you can remove the sash stops and access the pockets for weights. This is usually done through an opening at the bottom of every jamb. The hole is then covered with an access panel made of wood that can be ripped off so that you can see the inner workings of the frame.

Once you have the sash stopped and the access panel removed, you'll be able to remove the old sash weight and replace it with new. Be sure to weigh the sash before you do this, as the old weights may be different sizes than what you require. After the new weight is installed, you can thread the string through the sash pulling mechanism. Then nail the string to the frame, leaving a few inches of string sticking out from the head for future adjustment.

Sash Cords

Most old double-hung windows include a chain or cord attached to the weights which keeps the sashes level in the jamb. As time passes, these cords may break, making it difficult to raise the window. A new sash cable can restore the ability to raise and lower the sash, and ensure it stays in place when it is opened.

The first step to replace sash cords is to find and remove the access panels within the jambs. They are usually attached by nails or screws and need to be removed. You could use a hammer or chisel to remove them however, it is always best to lay down dust sheets prior to starting any work.

After removing the access panel, you can begin to work on the sash. Prise the narrow parting beads (also called "tie rails") out of their grooves with flat bar or chisel. If the sash remains in place, remove the mortise and the tenon joints by using a hammer and pin punch or screwdriver, then unhook the wood pegs that are on the components. It's not expensive to buy these from salvage shops for architectural purposes and they'll be simple to install once you've got the sash opened.
