Window Sash Repairs

Sashes for windows must be inspected regularly for signs of mold, mildew and other damage. You can save future repair costs by catching problems early on, before they get out of hand.

The sash is an interior frame that moves up and down vertically in windows that open. This article will show you how to perform simple repairs to sash.

Weather Stripping

Wood window sashes give the classic look to your home and, when properly maintained, they will last for a long time. They may, however, become damaged or degraded with time, due to exposure and normal wear and tear. Fortunately, sash repair specialists can bring your windows back to their original condition and keep them looking fantastic for much longer than newer replacement windows.

Weather stripping is the first thing to address when repairing sash windows. It's on both the frame and sash. If it's loose or worn out, it can cause drafts and other issues. To fix it, begin by finding your window brand and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Then, remove the sash and mark its width and height to find the appropriate weather stripping replacement to match.

Then, you can remove the sash from its holder and place it on an even surface that allows you to see all four sides. Due to hinges that are sagging, and a general lack of energy efficiency, windows that are old especially in older homes, can be difficult to open or close. In many cases, a few simple repairs can turn these windows into smooth operation again and save the homeowner money on energy bills.

It is crucial to have the tools needed before you begin. Mark the hinge channel's location on the frame (Photo 1) with a pencil. This will assist you in getting the channel back into position correctly after you've completed. Remove the sash and remove the hardware including the parting beads (Photo 2) and the chains or cords that secure it. A hot gun with nozzle shield and a medium setting can soften any putty that has been hardened. Remove the old sash and store it in a bag with a label.

Sash Weights

If your window sash repairs are to replace a broken cord or simply to ensure that the windows are functional by replacing worn out weights on sash can improve sash operation and help reduce energy costs. Sash weights are heavy lead or iron cylinders, which are enclosed in a hidden cavity and connected to the movable sash by a rope. These weights act as counterbalances, which allows you to open and close the window without having to use mechanical or electrical devices. A sash weight that has fallen out of the cavity is difficult to get back It is therefore important to find a replacement that fits correctly. You will also require an additional piece of string, a length sash cord and some sash pulleys to tie the new sash weights to the sash cord.

Older wood windows are joined using mortise and tenon joints. Pin punch and hammer can be used to cut off the wood pegs that hold the parts together. The majority of these pegs are large on one side, and smaller on the other. It is important to first remove the smaller diameter sides. Later sashes used glue instead of pins. They can be separated by using a knife and mallets.

Once the sash is freed and removed, you can take off the sash stop and gain access to the weight pocket. This is usually done via an opening at the bottom of every jamb. The hole is surrounded by the wooden panel which can be removed to reveal the inside workings.

Once you have the sash stopped and the access panel removed, you'll be able to take off the weight of the old sash and replace it with new. Make sure you weigh the sash prior to you begin, as the old weights may be a different size than what is needed. Once the new weight is in place you can tie a string around it and thread it through the pulley of the sash. Then attach the string to the boxed frame, leaving a few inches of string protruding from the head to allow for future adjustments.

Sash Cords

Over time, these chains can get damaged and render it impossible to raise windows. If the sash is still in place, break the mortise and tenon joints free using a hammer or screwdriver, then remove each wood peg. The sash should be able to move freely now, but it may need some lubrication to feel less stiff.

Measure the length of the sash chain or sash cord needed to reach the sash slot at the bottom of the pulley located at the top of the jamb. Cut the cord/chain and then attach it in Step 6 above. You can do this with nail, hammer or screws. However nails are less likely to cause damage.

Unless you've bought an item that replaces the counterbalance system that was in place before, it's best to keep the original weights for balancing in place. It's not too expensive to purchase them from a salvage store and they'll be simple to install once you have the sash open. Based on the dimensions and shape of your window you may need to use one or two sashweights to keep it open.
