Window Sash Repairs

Sashes for windows must be inspected regularly for signs of mold, mildew and damage. You can reduce the cost of repairs in the future by catching these issues early on before they get out of hand.

The sash is an internal frame that is able to move vertically up and down in windows that are open. This article will show you how to do simple sash repairs.

Weather Stripping

Wooden window sashes can add an elegant appearance to your home. They are also sturdy and will last for many years when they are maintained properly. However, they may become damaged or degrade in time because of exposure to the elements and wear and tear. Sash repair experts can restore windows to their original condition and maintain their beauty much longer than replacement windows.

The first step for sash window repairs is addressing weather stripping, which is found on both the sash as well as the frame. It can cause drafts if it's worn out or loose. Start by identifying the brand of window and the glass manufacturer's date (etched on the corner of the glass or the aluminum spacers between panes). Then, take the sash off and mark its width and height to find the appropriate weather stripping replacement to match.

Then, take it off and place it on a surface so you can access all four sides. If the sash is double-hung, remove the weights with their ropes that should have fallen into the pocket in the jamb lining. After removing the sash using the utility knife, remove the weather stripping that was left by hand or with a putty knife.

After the sash is cleared, you can replace the parting stops. These are long pieces that divide the sashes. Pam likes to replace these with standard 1/2-inch-by 3/4-inch window trim from the lumberyard, but you could also use scrap wood.

After removing the parting stops and trimming them to your desired length then apply a thin layer of glazing compound to the bottom of the sash. Smooth out the compound using your putty knife, and then let it dry for a minimum of a day. When the putty is fully cured it is possible to apply a topcoat of acrylic latex. This will protect the putty and give your sash a fresh appearance.

Sash Hardware

The hardware that holds the window sashes may wear out over time and use. This could result in the window or door that is difficult to open or close. The good news is that fixing and replacing this hardware is usually very simple and cost-effective. If you're having difficulty opening a sash, spray some oil into the jamb channel. Then, slide the sash open to see if it resolves the problem. If the issue persists it's most likely that the sash balance is off. It is necessary to take off the window sash to get access to this part of the hardware.

Sashes for windows should be able to open and upvc window repairs close with little effort. However, this may be difficult if weights are worn out or the sash-to rail connecting rail isn't properly coated. This issue could be caused by a number of factors, including lack of maintenance or by a mismatched weight rating for a particular sash.

If the hinge arms of a window are starting to sag, this can cause the sash's to drag and eventually land on the frame in the corner opposite the hinge arm (Photo 1). To resolve this problem, first ensure that the sash is squarely inserted into the frame's opening and then remove it from the window. If the sash has been attached to the hinge arm, take it off the hinge and replace it. (Photo 2). Install the new sash next (Photo 3).

Due to sagging hinges, and a general lack in energy efficiency, windows that are old particularly those in older homes, can be difficult to open or close. In most cases, a few simple repairs can transform these windows into smooth operators for the first time and save the homeowner money on energy bills.

In order to make these sash repairs, it's important to have all of the tools needed before you begin. Start by marking the location of the hinge channel on the frame using pencil (Photo 1). This will allow you to place the channel in the correct place when you are finished. Remove the sash, upvc window repairs and remove all the hardware including the parting beads, cords, and chains that keep the sash in place. The nozzle shield of the heat gun and medium setting will soften any hardened glue. Remove the old sash and put it in a bag that is labeled.

Sash Weights

Whether your window sash repairs are to replace a broken cord or to keep your windows functioning, replacing worn out weights for sash will improve its operation and cut down on energy costs. Sash weights are composed of iron or lead cylinders that are enclosed in a concealed cavity and connected by ropes to the moveable window sash. These weights provide counterbalance that allows the window repair to be opened and closed without the use of electrical or mechanical devices. The sash weights are usually disregarded or disabled by homeowners, and are turned into scrap when they fail. Consequently you might need to search for replacements.

It is difficult to recover a sash-weight that has fallen from the cavity, so you'll need to find one that fits correctly. You will also need an additional piece of string, a length sash cord and some sash pulleys to connect the new sash weights to the sash cord.

Mortise and Tenon joints are used to join windows made of older wood. The wood pegs that hold the components together can be removed using pin punches and hammers. Most of these pegs have large diameters on one side and a smaller diameter on the other, which is why it is essential to remove the smaller-diameter sides first. Sashes that were made later in the century used glue instead of pegs and can be separated by cutting the glue line using a knife, then tapping the mortised section loose using a mallet.

Once the sash is freed, you can remove the sash stop and access the weight pocket. This is typically done by drilling an opening in the bottom of each jamb. This hole is covered by an access panel made of wood that can be cut off to let you see the inner workings of the frame.

Once you have the sash stopped and the access panel removed, you'll be able to remove the weight from the sash and replace it with new. Be sure to weigh the sash prior to you do this, since the old weights may be a different size than the one you need. Once the new weight is installed then tie a string to it and thread it through the pulley of the sash. Then, you can attach the string to the boxed frame. Leave a few inches at the head of the string for future adjustments.

Sash Cords

In the majority of double-hung windows the chain or cord is attached to the weights. This keeps the sashes of the jamb level. Over time, these cords could break, making it impossible to raise the window. A new sash cable will give you the ability to move and lower the sash and keep it in place when opened.

The first step to replace sash cords is to find and remove the access panels in the jambs. They are typically installed by screws or nails and must be removed or relocated. It may be possible to remove them with an axe or hammer, but it is always better to lay out dust sheets before starting any work.

After removing the access panel, you are able to begin to work on the sash. Utilize a flat bar, or chisel, to pry the tiny parting beads from their grooves. It is important to take your time because they are usually placed in a wedge or nail. If the sash remains in place, remove the mortise and the tenon joints by using pin punch and hammer or screwdriver, then remove the wood pegs attached to each piece. The sash should be able move freely, however it may need some lubrication to make it feel less stiff.

Take a measurement of the length of sash chain/sash cord needed to reach the sash slot on the bottom from the pulley located at the top of the jamb. Cut the cord or chain, and then secure it in the previous step. You can use a hammer, nails, or screws. However nails are less likely than screws to cause damage.

It's best to leave the original weights if you have purchased a kit to replace the counterbalance that was previously installed. They're not costly and are easy to install if purchased them from salvage shops for architectural use. Based on the dimensions and shape of your window you might need to install one or two sashweights in order to keep the sash open.
