Window Sash Repairs

Sashes for windows must be inspected regularly for signs of mold, mildew and other damage. You can save future repair costs by catching the issues in the early stages before they become out of control.

The sash is the interior framing that moves vertically either up or down in windows that are open. This article will show you how to do simple sash repairs.

Weather Stripping

Wooden window sashes can give a classic look to your home. They are also sturdy and can last many years if they are properly maintained. However, they can become damaged or degraded over time due to exposure to the elements and wear and wear and tear. Thankfully, sash repair experts can restore your windows back to their original condition and maintain their appearance for a longer period of time than replacement windows.

The first step to repair sash window damage is to fix weather stripping. It's found on both the sash as well as the frame. If it's damaged or worn out, it can cause drafts and other issues. To fix it, begin by determining your window's brand and the date on which the glass was manufactured (etched in the corner of the glass or on the aluminum spacer between panes). Then, remove the sash and mark its width and height so that you can locate new weather stripping that matches.

Then, you can remove the sash from its holder and place it on flat surfaces to allow you to reach all four sides. If your sash has a double-hung, you'll also need to take off the weights and their ropes, which should have fallen into the pocket that was intended to be in the jamb liner. After you've removed the sash and the weights, use a utility knife to remove the old weather stripping at the corners, then remove it by hand or using a putty blade.

After the sash has been cleared, you can replace the parting stops. These are long pieces that split the sashes. Pam prefers to use standard 1/2-inch by 3/4-inch window trim from the lumberyard. But, you can also use with a scrap piece of wood.

After removing the stoppers for parting and trimming them to the desired length and thickness, apply a thin layer of glazing compound over the bottom of the sash. Smooth it out using your putty knife and let it dry for at least a few days. Once it's fully cured, apply a top coat of acrylic latex paint. This coating will protect the putty and give your sash a fresh look.

Sash Hardware

The hardware that supports the window sashes may wear out with time and use. This could result in the window or door that is difficult to open or close. The good news is that repairing and replacing this hardware is generally very simple and cost-effective. If a sash is difficult to operate, try spraying some grease into the jamb channel then slide it open to see if this fixes the problem. If the problem persists, it is most likely the sash balance. You'll need to remove the window sash to access the hardware.

Window sashes should be able to open and close with minimal effort. However, this can be a challenge if the weights have been worn out or the sash-to-rail connecting rail isn't coated. This issue could be caused by a number of things, such as insufficient maintenance or an incorrect weight rating for the specific window sash.

If the hinge arms on the window begin to move, this can cause the sash drag and eventually hit against the frame at the opposite corner (Photo 1). To remedy the issue ensure that the sash is centered in the frame opening and then remove it. If the sash is fixed to the hinge arm, take it off the hinge and replace it. (Photo 2). Install the new sash (Photo 3).

Due to sagging hinges, and a general deficiency in energy efficiency, old windows particularly those in older houses, could be difficult to open and close. In most cases, a few simple repairs can transform these windows into smooth operation again and save the homeowner money on energy bills.

It is important to have the tools you require before you begin. Mark the hinge channel location on the frame (Photo 1) with pencil. This will help you to position the channel in the right position after you've finished. Remove the sash and take off the hardware including the parting beads (Photo 2) and the cords or chains that hold it in place. A hot gun with nozzle shield and medium setting will soften any hardened glue. Remove the old sash, and keep it in a bag labeled.

Sash Weights

No matter if your window sash repair needs are to replace a broken cord or to keep the windows functional, replacing worn out sash window repair weights will improve sash operation and cut down on energy costs. Sash weights consist of heavy iron or lead cylindricals that are contained inside a concealed cavity, and attached by a rope to the movable window sash. They are counterbalancers which allows the window to be closed and opened without using mechanical or electrical devices. When they fail, sashweights are usually left unnoticed or disabled by homeowners.

A weight in a sash that has fallen out of the cavity is difficult to recover, so you will want to find a replacement that fits correctly. You will also require an additional piece of string, a length sash cord and some sash pulleys to tie the new sash weights to the sash cord.

Older wood windows are joined using mortise and tenon joints. The wood pegs that keep the components together can be removed using the use of a pin punch and hammer. Most of these pegs have large diameters on one side and a smaller one on the other, which is why it is essential to remove the small-diameter sides first. Sashes that were made later in the century made use of glue instead of pegs. They can be separated by cutting the glue line using the help of a knife, and then tapping the mortised part loose using a mallet.

Sash Cords

Over time, these cords could break, making it difficult to raise the window. A new sash cord can restore the ability to move the sash upwards and downwards and will keep it in its place when opened.

The first step in replacing sash cords is to find and remove the access panels in the jambs. These are usually screwed or nailed into and need to be removed. It is possible to remove them with a hammer or chisel, but it is always best to lay out dust sheets before beginning any work.

After removing the access panel, you can begin working on the sash. Use a flat bar or chisel, to pry the narrow parting beads from their grooves. They are typically wedged into or nailed but can be snipped out which is why it's worth your time. If the sash is still in place, break the mortise and Sash Window Repair the tenon joints by using a hammer and pin punch or screwdriver, and then take out the wood pegs on each piece. You should be able to move the sash around freely, although it will probably need some oiling if it seems stiff.

Determine the length of sash cord/chain required to reach the sash slot at the bottom from the pulley on the top of the jamb. Cut the cord/chain and then fix it as described in Step 6 above. You can either employ a hammer, nail or screws, but nails are less likely to cause damage.

If you haven't purchased an upgrade kit to replace the counterbalance system that was in place before, it's recommended to keep the original weights for balancing in place. They are not expensive and simple to install if you buy them from architectural salvage stores. Based on the dimensions and shape of your window you may need to use one or two sashweights in order to keep it open.
