Window Sash Repairs

Make sure to check the sashes of your windows regularly for signs of damage, mildew and mold. If you catch these issues early you will save money on repairs in the future.

The sash is an interior framing that moves vertically upwards or downwards in windows that open. This article will teach you how to do a variety of simple repairs to the sash.

Weather Stripping

Wooden window sashes can add an elegant look to your home. They are also sturdy and last for a long time when they are maintained properly. They may, however, be damaged or degraded over time due to exposure or normal wear and tear. Sash repair experts can restore windows to their original state and keep them looking great longer than replacement windows.

The first step to sash window repairs is addressing weather stripping. It's found on both the sash and frame. It can cause drafts if it's damaged or is loose. Start by identifying the window's brand and the manufacturer's date (etched on the glass's corner, or the aluminum spacers between panes). Then, remove the sash and mark its height and width, so you can find the appropriate weather stripping replacement to match.

Then, take the sash from the holder and place it on a flat surface to allow you to see all four sides. If your sash is double-hung, you'll also need to remove the weights and their ropes which should have slipped into the intended pocket in the jamb liner. After removing the sash using the utility knife, take off the weather stripping that was left by hand or using a putty knife.

Once the sash has been cleared, you can install the stoppers that separate the two sashes. These are long pieces of wood that are used to separate the two sashes. Pam prefers to replace them with standard 1/2-inch-by - 3/4-inch window trim from the lumberyard, however you could also use scrap wood.

After removing the stoppers for parting and trimming them to the desired length, apply a thin layer of glazing compound to the bottom of the sash. Smooth the compound with your putty knife and let it dry for at least a day. Once it's fully cured then apply a top coat of acrylic latex paint. This will protect the putty and give your sash a modern look.

Sash Hardware

The hardware that supports the windows sashes can become worn out over time and use. This can result in the window or door that is difficult to open or close. The good thing is that fixing and replacing this hardware is usually relatively easy and affordable. If you are having trouble opening a sash spray some lubricant into the jamb channel. Then, slide the sash up and open to see if this resolves the problem. If the problem persists, it is most likely to be due to the sash's balance. You will need to take off the window sash to get access to this part of the hardware.

Ideally, window sashes must swing open and closed with very little effort, but this can be a difficult task when the weights are worn or if the sash's meeting rail isn't properly coated. This problem could be caused by a variety of factors, including the lack of maintenance or an unmatched weight rating.

If the hinges on windows begin to slide, this can cause the sash drag and then hit the frame in the opposite corner (Photo 1). To resolve this problem, first ensure that the sash is firmly seated in the opening of the frame and then remove it from the window. If the sash is secured to the hinge arm, you'll need to loosen the hinge arm and replace it (Photo 2). Then, you can install the new sash (Photo 3).

Old windows, especially those in older homes, can be difficult to open and close due to sagging hinges and general lack of energy efficiency. Sometimes, a few simple fixes can make these windows operate smoothly once more and save homeowners money on energy costs.

To complete these repairs to the sash, it's important to have all the necessary tools in place before you begin. Mark the location of the hinge channel on the frame (Photo 1) using a pencil. This will assist you in getting the channel back in position correctly after you've completed. Then, remove the sash and remove the hardware including the beads that separate (Photo 2) and the cords or chains that secure it. Heat gun with nozzle shield and medium setting will soften any putty that has been hardened. Take off the old sash and put it in a bag with a label.

Sash Weights

Whether your window sash repairs are to replace a broken cord or just to keep your windows functioning by replacing worn out sash weights will improve sash operation and reduce energy consumption. Sash weights are composed of heavy lead or iron cylinders that are encased in a concealed cavity and attached by a rope to the movable window repairs sash. These weights provide counterbalance, allowing the window to be closed and opened without using mechanical or electrical devices. The sash weights are usually neglected or ignored by homeowners, and are turned into scrap when they break; therefore, you may need to locate replacements.

A sash weight that has fallen out of the cavity is difficult to recover, so you will want to find a replacement that fits correctly. You will also require an additional piece of string, a length of sash cord, and a few sash pulleys that will tie the new sash weights onto the sash cord.

Older wood windows are joined using mortise and tenon joints. Hammers and pins can be used to cut off the wood pegs that hold the parts together. Most of these pegs have a large diameter on one side and a smaller diameter on the other, so it is essential to remove the smaller-diameter ones first. Later sashes used glue instead of pins. They can be cut with a knife and mallet.

Once the sash has been removed, you can take off the sash stops and access the weight pockets. This is typically done by drilling an opening at the bottom of each jamb. The hole is then covered with an unfinished wooden panel that can be removed to reveal the interior workings.

When the sash has been shut off and the access panel is removed, you can remove the weight you used and replace it. Be sure to weigh the sash first to ensure that the weights you have might not be the right size. Once the new weight is in place you can tie a string around it and thread it through the pulley of the sash. Then, nail the string to the boxed frame. Leave a few inches protruding at the top of the string for future adjustments.

Sash Cords

In the majority of old double-hung windows the chain or cord is affixed to the weights. This keeps the sashes within the jamb level. Over time, these cords can get damaged and render it impossible to raise the windows. A new sash cord will give you the ability to move the sash up and down and hold it in place when opened.

To replace sash cords, the first step is to remove the access panels from the jambs. These are usually screwed or nailed into and require removal. You may be able to use a hammer and chisel to remove them but it's best to lay down dust sheets prior to starting any work.

After you have removed the access panel, you are able to begin to work on the sash. Use a flat bar or window repairs chisel to pry the small parting beads out of their grooves. It is important to be patient, as these are often wedged or nailed in place. If the sash remains in place, pull the mortise-and-tenon joints out with a hammer or screwdriver and then remove each wood peg. The sash should be able move freely now, but it might require some lubrication in order to feel less stiff.

Measure the length of the sash chain or sash cord needed to reach the sash slot at the bottom, and the pulley located at the top of the jamb. Cut the cord/chain and then attach it in the previous step. You can use a hammer, nails or screws. However nails are less likely than screws to cause damage.

It is recommended to keep the original weights if you've purchased a kit to replace the counterbalance that was previously installed. They're not expensive and are easy to install if you buy them from salvage shops for architectural use. Depending on the size of your window, two or three sash weights may be needed to keep it in an open position.
