Window Sash Repairs

Window sashes need to be regularly checked for mold, mildew and damage. By catching these problems early you will save money on repairs in the future.

The sash is an interior frame that can move vertically up and window repairs down in windows that are open. This article will teach you how to do easy repairs to your sash.

Weather Stripping

Wood window sashes provide an elegant look to your home. When properly maintained, can last for years. However, they can get damaged or deteriorated over time due to exposure and normal wear. Sash repair specialists can restore windows to their original state and maintain their appearance much longer than replacement windows.

The first step to sash window repairs is addressing weather stripping. It's found on both the sash as well as the frame. If it's worn or loose, out, it can lead to drafts and other issues. After removing the stoppers for parting and trimming them to the desired length and thickness, apply a thin layer of glazing compound on the bottom of the sash. Smooth the compound with your putty tool, and let it dry for at least one day. Once the putty has fully cure it is possible to apply a topcoat of acrylic. This will protect the putty, and give your sash a fresh look.

Sash Hardware

The hardware that holds the window repair sashes may wear out over time and with use. This can result in the window or door that is difficult to open or close. The good news is that fixing and replacing this hardware is typically quite simple and inexpensive. If a sash isn't easy to operate, try spraying some oil into the jamb channel, and then slide it open to see if it resolves the issue. If the problem persists it's most likely that the sash balance is off. You will need to remove the window sash in order to get access to this part of the hardware.

The ideal situation is for window sashes to be able to open and close with minimal effort but this can be a difficult task when the weights are worn or if the sash meeting rail isn't properly coated. This problem could be caused by various reasons such as a lack of maintenance and a mismatched weight rating.

If the hinge arms of a window are starting to lose their elasticity, this could cause the sash to slide and eventually land on the frame in the corner that's opposite the hinge arm (Photo 1). To correct the issue, make sure that the sash is in the proper position within the frame opening, and then remove it. If the sash was screwed onto the hinge arm, unbolt the hinge and replace it. (Photo 2). Then, put in the new sash (Photo 3).

Old windows, especially those in older homes, may be difficult to open and close, due to sagging hinges and a general lack of energy efficiency. In most instances, a few easy repairs can turn these windows into smooth operation again and save the homeowner cash on energy costs.

It is crucial to have the tools needed before you start. Mark the hinge channel location on the frame (Photo 1) using a pencil. This will assist you in getting the channel back into position correctly after you've completed. Then, remove the sash, and then remove the hardware including the parting beads (Photo 2) and the chains or cords that hold it in place. Sash Weights

Unless you've bought an item that replaces the counterbalance system that was in place before, it's recommended to keep the original balancing weights in place. They are not expensive and easy to install if purchased them from architectural salvage stores. Based on the size and shape of your window you may need to use one or two sashweights to keep it open.
