Window Sash Repairs

Check the windows sashes regularly for any damage, mildew and mold. By catching these problems early, you can save money on future repairs.

The sash is an interior frame that is able to move upwards and downwards in windows that are open. This article will teach you how to perform simple repairs to sash.

Weather Stripping

Wooden window sashes are a great way to add a classic look to your home. They are also sturdy and will last for many years when they are maintained properly. They may, however, get damaged or deteriorated over time due to exposure or normal wear and tear. Sash repair specialists can restore windows to their original condition and maintain their beauty longer than replacement windows.

Weather stripping is the most important aspect to consider when you are repairing windows that have sash. It's on both the frame and sash. It could cause drafts if worn or loose. To fix it, start by determining the brand of your window and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off and mark its size and width so that you can get new weather stripping that is compatible with the original.

Then, remove the sash and set it on a work surface so you can access all four sides. If your sash is double-hung, you'll also need to remove the weights and their ropes, which should have fallen into the intended pocket in the jamb liner. After you have removed the sash using the utility knife, you can remove the weather stripping from the old sash by hand or with the putty blade.

After the sash is cleaned, you can replace the parting stops. These are long pieces wood that are used to separate the two sashes. Pam likes to replace these with standard 1/2-inch-by 3/4-inch window trim from the lumberyard, but you can also use scrap wood.

After removing the stopper for the parting and trimming it to length, apply a thin coat of glazing compound on the bottom of the sash. Smooth the compound with your putty knife and let it dry for at least a few days. When the putty is fully dried it is possible to apply a topcoat of acrylic. This will help protect the putty and give your sash an updated appearance.

Sash Hardware

The hardware that supports window sashes is susceptible to wear and tear from the wear and tear of use and the result could be a door or window that isn't able to open or close easily. The good news is that repairing and replacing this hardware is typically very simple and cost-effective. If you are having trouble opening the sash, spray some grease into the jamb channel. Then slide the sash open to see if it resolves the issue. If not, the problem is likely to be with the balance of the sash and you'll need to take out the sash to gain access to this hardware.

Ideally, window sashes must move open and shut without effort, but this can be an issue if the weights become worn or if the sash meeting rail isn't properly coated. This could be caused by various reasons that include a lack of maintenance and a mismatched weight rating.

If the hinge arms on a window begin to sag this can cause the sash drag, and then eventually to hit the frame in the opposite corner (Photo 1). To remedy the issue make sure the sash is aligned in the frame opening and then take it off. If the sash is secured to the hinge arm, you'll have to unscrew the hinge arm and replace it (Photo 2). Next, install the new sash (Photo 3).

Windows that are old, especially in older homes, may be difficult to close and open due to hinges that are sagging and a general lack of energy efficiency. In most instances, a few easy repairs can turn these windows into smooth operation for the first time and save the homeowner money on energy costs.

It is important to have the tools you require before you start. Start by marking the location of the hinge channel on the frame using pencil (Photo 1). This will help you get the channel back on place correctly when you're finished. Remove the sash and take out all the hardware, including the parting beads cords, chains, and cords that keep the sash in place. Soften any hardened putty using the help of a heat gun set at medium and equipped with a shield to block the nozzle. Remove the old sash, and store it in a bag labeled.

Sash Weights

Sash weights are able to be replaced to improve the operation of your window sash and decrease the energy cost. Sash weights are heavy lead or iron cylinders enclosed in a hidden cavity and attached to the movable window sash using rope. They function as counterbalances, allowing you to open and close the window repairs Mile End without having to use mechanical or electrical devices. The sash weights are usually neglected or ignored by homeowners and then turned into scrap when they fail; therefore you may have to find replacements.

A weight in a sash that has fallen out of the cavity is difficult to get back and you'll need to locate a new one that fits properly. You will also require a new piece of string, a length sashcord and a few sashpulleys to secure the weights you are replacing to the cord.

Over time, these chains can become damaged and render it impossible to raise the windows. A new sash cable can restore the ability to move and lower the sash, and keep it in place when opened.

The first step in replacing cords for sash is to locate and remove the access panels in the jambs. They are typically screwed or nailed into and need to be removed. It may be possible to take them out using an axe or hammer, but it is always best to lay out dust sheets prior to beginning any work.

Once the access panel is removed, you can start working on the sash. Make the small parting beads (also known as "tie rails") out of their grooves with a chisel or flat bar. They are usually wedged in or nailed in, but they can be prised free, so it's worth taking your time. If the sash remains in place, pry out the mortise and tenon joints using the help of a hammer and Repairmywindowsanddoors pin or screwdriver, then unhook the wood pegs on the components. The sash should move freely now, but it may need some lubrication to make it feel less stiff.

With the sash open With the sash in an open position, measure the sash chain or cord to reach from the pulley in the top of the jamb to the sash slot in the bottom. Cut the chain or cord and then attach it as described in the step 6 above. You can do this with nail, hammer or screws. However nails are less likely than screws to cause damage.

It is recommended to keep the original weights in place unless you have purchased a kit to replace the old counterbalance. It's not too expensive to purchase them from architectural salvage stores and repairmywindowsanddoors they'll be simple to install once you've got the sash opened. Based on the size and shape of your window, you may require one or two sashweights in order to keep the sash open.
