Window Sash Repairs

Check the windows sashes regularly for any damage, mildew and mold. You can save the cost of repairs in the future by catching these issues early before they get out of hand.

The sash is the interior framing that can be moved vertically either up or down in windows that open. This article will demonstrate how to carry out a few simple repairs to the sash.

Weather Stripping

Wooden window sashes are a great way to add a classic look to your home. They are also durable and can last many years provided they are properly maintained. However, they can be damaged or degraded over time due to exposure and normal wear. Fortunately, sash repair specialists can restore your windows to their original condition and keep them looking fantastic for much longer than newer replacement windows.

The first step for sash window repairs is addressing weather stripping. It's found on both the sash and frame. If it's damaged or worn out, it can cause drafts, as well as other issues. To fix it, begin by finding your window brand and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Remove the sash, and mark its width and height so that you can find a new weather stripping that is compatible with the original.

Then, remove the sash from the holder and place it on flat surfaces to allow you to reach all four sides. If the sash is double-hung, you must remove the ropes and weights that should fall into the pocket in the jamb lining. After removing the sash using the utility knife, take off the weather stripping that was left by hand or using a putty knife.

Smooth the compound with your putty knife, and allow it to dry for at least one day. When it's completely dried, apply a top coat of acrylic latex paint. This coating will protect the putty and give your sash a new look.

Sash Hardware

The hardware that supports window sashes is prone to wearing out from age and use and the result could be a window or door that isn't able to open or close easily. The good news is that fixing and replacing this hardware is generally very simple and cost-effective. If you're having trouble opening a sash spray some oil into the jamb channel. To make these repairs to the sash, it's important to have all the necessary tools in place before you begin. Mark the location of the hinge channel on the frame (Photo 1) with a pencil. This will help you get the channel back on the correct position after you've finished. Remove the sash, and remove all the hardware including the parting beads cords, chains, and cords that hold the sash in place. Soften any putty that has been hardened with the help of a heat gun set at medium and equipped with a nozzle shield. Take off the old sash and store it in an bag that is labeled.

Sash Weights

Sash weights can be replaced to improve the operation of your window sash, and also reduce the energy cost. Sash weights are made of heavy iron or lead cylinders that are encased inside a concealed cavity, and are connected via ropes to the movable window sash. These weights provide counterbalance that allows the upvc window repair to be shut and opened without the use of electrical or mechanical devices. The sash weights are often disregarded or disabled by homeowners, and are turned into scrap when they fail; therefore you may have to search for replacements.

Then nail the string to the boxed frame, leaving a few inches of string protruding from the head for future adjustments.

Sash Cords

In most old double glazed window repairs-hung window the chain or cord is connected to the weights. This helps keep the sashes within the jamb level. Over time, these cords may become damaged and render it impossible to raise windows. A new sash cord can restore the ability to move the sash upwards and downwards and keep it in position when it is opened.

To replace sash cords the first step is to remove the access panels from the jambs. They are usually attached by nails or screws and require removal. You may be able to employ a hammer and chisel to prise them off however, it is always best to lay down dust sheets before beginning any work.

After the access panel has been removed, you can begin working on the sash. Prise the narrow parting beads (also known as "tie rails") out of their grooves using flat bar or chisel. They are usually wedged in or nailed but can be removed, so it's worth taking your time. If the sash remains in place, remove the mortise and the tenon joints by using pin punch and hammer or screwdriver, and then take out the wood pegs that are on each component. It should now be possible to move the sash around without difficulty, though it may require oiling if it seems stiff.

Determine the length of sash chain/sash cord required to reach the sash slot at the bottom of the pulley located at the top of the jamb. Cut the chain or cord and secure it as in the previous step. You can use a hammer, nails, or screws. However, nails are less likely than screws to cause damage.

If you don't have a kit that replaces the old counterbalance system it's recommended to keep the original balancing weights in place. It's cheap to purchase these from salvage shops for architectural purposes and they'll be simple to install once you've got the sash unlocked. Depending on the size and shape of your window, you may need to use one or two sashweights to keep it open.
