Window Sash Repairs

Window sashes must be regularly checked for mold, mildew and other damage. By catching these problems early you can save money on repairs in the future.

The sash is an interior frame that is able to move up and down vertically in windows that open. This article will teach you how to do simple sash repairs.

Weather Stripping

Wood window sashes give a classic aesthetic to your home. If properly maintained, they will last for years. They may, however, be damaged or degraded over time due to exposure or normal wear. Sash repair specialists can restore windows to their original state and maintain their appearance longer than replacement windows.

The first step to sash window repairs is addressing weather stripping, which is found on both the sash and frame. If it's damaged or worn out, it can cause drafts and other issues. Begin by identifying the window repair's brand and the date of manufacture for the glass (etched on the glass's corner or on the aluminum spacers between panes). Remove the sash and mark its size and width so that you can get replacement weather stripping that matches.

Next, remove the sash and set it on a surface so that you can reach all four sides. If the sash is double-hung, you'll have to remove the weights as well as their ropes, which should have fallen into the intended pocket in the jamb liner. After removing the sash with the utility knife, you can remove the old weather stripping by hand or with a putty blade.

After the sash has been cleared it is time to replace the parting stops. These are long pieces of wood that divide the two sashes. Pam prefers to use the standard 1/2-inch by 3/4 inch window trim from the lumberyard. But, you can substitute a scrap piece of wood.

After removing the stopper and cutting it to length, apply a thin coat of glazing compound to the bottom of the sash. Smooth the compound using your putty knife, and allow it to dry for at least one day. Once the putty has fully cure it is possible to apply an acrylic latex topcoat. This will protect the putty and give your sash a new look.

Sash Hardware

The hardware that supports window sashes is susceptible to wear and tear due to time and usage and the result could be a door or window that can't be opened or closed easily. It's a good idea to know that replacing and repair of this hardware is typically simple and inexpensive. If a sash becomes difficult to operate try spraying lubrication into the jamb channel and then open it to see if that fixes the problem. If the problem persists, it is most likely to be due to the sash's balance. It is necessary to remove the window sash in order to access the hardware.

The ideal situation is for window sashes to swing open and closed with minimal effort but this is difficult if the weights become worn or if the sash that joins rail isn't properly coated. This issue can be due to various reasons that include the lack of maintenance or an unmatched weight rating.

If the hinge arms on a window begin to sag this could cause the sash to drag and then hit the frame at the opposite corner (Photo 1). To correct the issue make sure the sash is aligned in the frame opening and then take it off. If the sash is secured to the hinge arm, you'll need to loosen the hinge arm and replace it (Photo 2). Then, you can install the new sash (Photo 3).

Old windows, especially those in older homes, can be difficult to close and open due to sagging hinges and an overall inefficiency. Sometimes just a few easy fixes can help these windows function smoothly again and help homeowners save money on energy costs.

It is essential to have the tools you need before you begin. Begin by marking the location of the hinge channel on the frame using pencil (Photo 1). This will allow you to position the channel in the proper position after you've finished. Remove the sash and take out all the hardware, including the parting beads cords, chains, and fitters cords that hold the sash in place. Heat gun with nozzle shield and medium setting will soften any putty that has been hardened. Remove the old sash and store it in a labeled bag.

Sash Weights

Whether your window sash repairs are to replace a damaged cord or just to keep the windows functional by replacing worn out weights on sash can improve sash operation and help reduce energy costs. Sash weights are heavy lead or iron cylinders, which are enclosed inside a hidden compartment and connected to the movable the sash with a rope. They are counterbalancers, allowing the window to be closed and opened without the use of electrical or mechanical devices. If they fail, sashweights are often ignored or disabled by homeowners.

A sash weight that has fallen out of the cavity is difficult to recover It is therefore important to find a new one that fits properly. You will also require a new piece string, a length of sashcord and a few sashpulleys for tying the weights you are replacing to the cord.

Mortise and Tenon joints are used to join older wood windows. Pin punch and hammer can be used to take out the wood pegs holding the parts together. The majority of these pegs are big on one side, and smaller on the other. It is crucial to remove first the smaller diameter sides. Later sashes used glue instead of pins. They can be cut with a knife and a mallet.

Once the sash is freed and removed, you can take off the stopper on the sash and get access to the weight pocket. This is usually done via an opening at the bottom of each jamb. The hole is then covered with the wooden panel which can be removed to reveal the inner workings.

After the sash has been stopped and the access panel has been removed, you are able to remove the old weight and replace it. Be sure to weigh the sash before you do this, since the weights that were previously used may be different in size from the one you need. After the new weight is in place, tie a string to it and thread it through the pulley for the sash. Then nail the string to the boxed frame, but leave a few inches of string protruding from the head for future adjustments.

Sash Cords

Most double-hung windows of the past have a cord or chain attached to the weights that supports and keeps the sashes balanced within the jamb. As time passes, these cords may become damaged and make it impossible to raise windows. A new sash cable will restore the ability to raise and lower the sash, and ensure it stays in place when opened.

The first step to replace sash cords is to find and take out the access panels located in the jambs. They are typically screwed or nailed into and require removal. It may be possible to remove them using a hammer or chisel, but it is always best to lay out dust sheets before starting any work.

Once the access panel is removed, you can start working on the sash. Make the small parting beads (also known as "tie rails") out of their grooves using flat bar or chisel. These are often wedged in or nailed but can be prised free which is why it's worth your time. If the sash remains in place, pry the mortise and tenon joints free using a hammer or screwdriver, then remove each wood peg. You should be able to move the sash back and forth without difficulty, though it will probably need some lubrication if it feels stiff.

Measure the length of sash chain/sash cord needed to reach the sash slot on the bottom from the pulley located at the top of the jamb. Cut the chain or cord and attach it in Step 6 above. You can do this with a hammer, nails or screws. However nails are less likely than screws to cause damage.

It is recommended to keep the weights that came with the original counterbalance unless you have purchased a kit to replace the counterbalance that was previously installed. They're not costly and easy to install if you purchase them from architectural salvage stores. Based on the size of your window repair two or three sash weights could be needed to keep the sash in an open position.
