Window Sash Repairs

Make sure to check the sashes of your windows regularly for damage, mildew, and mold. You can reduce the cost of repairs in the future by catching problems in the early stages, before they become out of control.

The sash is the interior frame that is vertically moved upwards or downwards in windows that are open. This article will show you how to perform simple sash repairs.

Weather Stripping

Wood window sashes give an elegant look to your home. If properly maintained, can last for a long time. However, they can be damaged or deteriorate in time due to exposure to the elements and wear and wear and tear. Sash repair experts can restore windows back to their original condition and maintain their beauty longer than replacement windows.

Weather stripping is the first aspect to consider when you are repairing windows with sash. It's located on both the frame and the sash. It can cause drafts if it's worn or loose. Begin by identifying the window brand and the date of manufacture for the glass (etched on the glass's corner or on the aluminum spacers between panes). Take the sash off and mark its width and height so you can purchase new weather stripping that is compatible with the original.

Then, take the sash from the holder and place it on flat surfaces to allow you to reach all four sides. If your sash has a double-hung, you'll need to take off the weights and their ropes, which should have fallen into the pocket that was intended to be in the jamb liner. After you have removed the sash using the utility knife, take off the weather stripping that was left by hand or with the putty blade.

After the sash has been cleared and clean, you can put in the parting stops. These are long pieces of wood that separate the two sashes. Pam likes to replace these with standard 1/2-inch by 3/4-inch window repairs trim from the lumberyard, however you can also replace them with a piece of scrap wood.

After removing the stoppers for parting and trimming them to the desired length then apply a thin layer of glazing compound over the bottom of the sash. Smooth out the compound using your putty knife, then let it dry for a minimum of a day. When the putty is fully dried it is possible to apply a topcoat of acrylic latex. This will help protect the putty, and give your sash a modern look.

Sash Hardware

The hardware that supports the windows sashes can become worn out over time and with use. This could lead to windows or doors that is difficult to open or close. It's a good idea to know that replacing and fixing this hardware is usually simple and inexpensive. If you are having trouble opening a sash, spray some grease into the jamb channel. Then, you can slide the sash up and open to see if that fixes the problem. If not, the issue is likely with the balance of the sash and you'll need to remove the sash to access the hardware.

The ideal situation is for window sashes to swing open and closed with very little effort, but this is an issue when the weights are worn or if the sash meeting rail isn't properly coated. This issue can be due to many factors such as a lack of maintenance and an unmatched weight rating.

If the hinge arms on the window begin to move, this could cause the sash to drag, and then eventually to hit the frame in the opposite corner (Photo 1). To remedy the issue make sure the sash is in the proper position within the frame opening, and then remove it. If the sash is screwed to the hinge arm, you'll have to loosen the hinge arm and replace it (Photo 2). Install the new sash next (Photo 3).

Due to hinges that are sagging, and a general deficiency in energy efficiency, old windows particularly those in older homes, may be difficult to open or close. In most instances, a few easy repairs can turn these windows into smooth operators and save homeowners money on energy bills.

It is important to have the tools you require before you start. Mark the hinge channel's location on the frame (Photo 1) using a pencil. This will help you get the channel back in place correctly when you're finished. Remove the sash, and remove all the hardware, including the beads for parting, cords, and chains that help to hold the sash. A hot gun with nozzle shield and a medium setting will soften any hardened putty. Remove the old sash, and store it in a bag labeled.

Sash Weights

Whether your window sash repairs are to replace a broken cord or just to keep the windows functional and functional, replacing worn-out sash weights will improve sash operation and cut down on the energy cost. Sash weights are heavy lead or iron cylinders that are enclosed in a concealed cavity and linked to the moveable window sash using rope. They provide counterbalance which allows the window to be opened and closed without the need for mechanical or electrical devices. The sash weights are usually ignored or discarded by homeowners and turned into scrap when they break; therefore you might need to find replacements.

A weight from a sash that fell out of the cavity is difficult to get back, so you will want to find a replacement that is suitable for the. You will also require a new piece of string, a length of sash cord and some sash pulleys to connect the new sash weights to the sash cord.

Mortise and Tenon joints can be used to join old wood windows. The wood pegs holding the parts together can be removed by the use of a pin punch and hammer. Most of these pegs have an enormous diameter on one side and a smaller one on the other, which is why it is essential to remove the smaller-diameter sides first. Sashes made later in the century used glue instead of pegs. They can be separated by cutting through the glue line with an instrument, and then tapping the mortised area loose with a mallet.

Once the sash has been released, you can remove the sash stops and access the pockets for weights. Usually this is accomplished by drilling an opening in the bottom of each jamb. The hole is surrounded by a wooden panel that can be removed to reveal the interior workings.

After you have the sash stopped and the access panel removed, you will be able to take off the weight from the sash and replace it with the new. Be sure to weigh the sash before you begin, as the weights that were previously used may be different sizes than the one you need. Once the new weight is installed you can tie a string around it and thread it through the sash pulley. Then, you can nail the string to the boxed frame, but only leave a few inches of string hanging from the head to allow for future adjustments.

Sash Cords

The majority of double-hung windows with a history have a cord or chain connected to the weights that supports and keeps the sashes in balance within the jamb. Over time, these cords can become damaged and make it impossible to raise the windows. A new sash cable can restore the ability to move and window sash repairs lower the sash, and keep it in place when opened.

The first step to replace sash cords is to find and remove the access panels in the jambs. They are typically attached by nails or screws and require removal. You might be able to employ a hammer and chisel to prise them off but it's best to lay down dust sheets prior to commencing any work.

Cut the cord/chain, and Window Sash Repairs then attach it as described in Step 6 above. You can use either a hammer, nails or screws. However nails are less likely to cause damage.

It is recommended to keep the original weights in place unless you've purchased a kit to replace the counterbalance. They're not expensive and simple to install if you purchase them at architectural salvage stores. Depending on the size and shape of your window you may need to use one or two sashweights to keep it open.
