The sash is the interior framing that moves vertically either up or down in windows that are open. This article will teach you how to make several easy repairs to your sash.

Weather Stripping

Wooden window sashes can add an elegant appearance to your home. They are also sturdy and last for a long time if they are properly maintained. However, they can become damaged or degraded with time due to exposure and normal wear. Sash repair specialists can restore windows to their original state and maintain their appearance longer than replacement windows.

The first step in repair sash windows is to address weather stripping, which is found on both the sash as well as the frame. If it's worn or loose, out, it can lead to drafts and other problems. Start by identifying the brand of window and the manufacturer's date (etched on the glass's corners or the aluminum spacers between panes). Then, remove the sash and mark its width and height so that you can locate the appropriate weather stripping replacement to match.

After removing the parting stops and trimming them to the desired length, apply a thin layer of glazing compound to the bottom of the sash. Smooth the compound with your putty knife, and then let it dry for at least a few days. Once the putty has fully dried and dried, you can apply a topcoat of acrylic latex. This will protect the putty and give your sash a new appearance.

Sash Hardware

The hardware that holds window sashes is susceptible to wear and tear from the wear and tear of use and the result could be a door or window that isn't able to open or close easily. To resolve this issue, first make sure the sash is squarely inserted into the opening of the frame and then remove it from the window glass repairs. If the sash has been attached to the hinge arm, unbolt the hinge and replace it. (Photo 2). Install the new sash next (Photo 3).

Old windows, especially those in older houses, can be difficult to open and close, because of sagging hinges and a general inefficiency. In most cases, a few simple repairs can transform these windows into smooth operators for the first time and save the homeowner cash on energy costs.

In order to make these repairs to sash it is essential to have all the necessary tools lined up before you begin. Begin by marking the position of the hinge channel on the frame with a pencil (Photo 1). This will make it easier to put the channel in the right location after you've completed. Remove the sash, and then remove the hardware including the parting beads (Photo 2) and the cords or Window Sash Repairs chains that hold it in place. A hot gun with nozzle shield and medium setting will soften any hardened glue. Remove the old sash and store it in an bag that is labeled.

Sash Weights

Whether your window sash repairs are to replace a damaged cord or just to ensure that the windows are functional, replacing worn out weights for sash will improve its operation and help reduce the energy cost. Sash weights are hefty lead or iron cylinders, which are enclosed in a concealed cavity and connected to the movable window sash using a rope. They provide counterbalance that allows the window to be shut and opened without the need for mechanical or electrical devices. It's not easy to retrieve a sash-weight that has fallen from the cavity, so you'll want to find one that fits correctly. You will also require a new piece of string, a length of the sash cord, as well as some sash pulleys that will tie the new sash weights to the sash cord.

The majority of double-hung windows with a history have a cord or chain connected to the weights that keeps the sashes level in the jamb. Over time, these cords could break, making it impossible to raise the window. A new sash cable will give you the ability to raise and lower the sash and keep it in place when it is opened.

To replace sash cords the first step is to remove the access panels from the jambs. These are usually attached by nails or screws and must be removed. It is possible to remove them using an axe or hammer, however, it is best to lay out dust sheets before starting any work.

After you have removed the access panel, you are able to begin working on the sash. Prise the narrow parting beads (also called "tie rails") out of their grooves using a chisel or flat bar. It is important to take your time because they are usually stuck or nailed to the floor. If the sash is still in place, pry the mortise and tenon joints free with a screwdriver or hammer and then remove each wood peg. It should now be possible to move the sash around freely, though it might require oil if it feels stiff.

With the sash open With the sash in an open position, measure the sash chain or cord to extend from the pulley in the top of the jamb to the sash slot in the bottom. Cut the cord/chain and then attach it in Step 6 above. You can use either a hammer, nails or screws. However, nails are less likely to cause damage.

It's best to leave the original weights in place unless you have purchased a kit that will replace the old counterbalance. They're not expensive and simple to install if you buy them at architectural salvage stores. Based on the size of your window, one or two sash weights could be needed to keep the sash in an open position.
