Window Sash Repairs

Window sashes need to be checked regularly for mold, mildew and other damage. By catching problems before they become serious you will save money on future repairs.

The sash is an interior framing that moves vertically either up or down in windows that open. This article will teach you how to perform several simple sash repair.

Weather Stripping

Wooden window sashes can give an elegant look to your home. They are also durable and can last many years provided they are properly maintained. They can, however, become damaged or degraded with time due to exposure and normal wear and tear. Thankfully, sash repair experts can restore your windows to their original condition and maintain their appearance for longer than replacement windows.

The first step for sash window repairs is addressing weather stripping, which is found on both the sash as well as the frame. It could cause drafts if worn or loose. Begin by identifying the window brand and the glass manufacturer's date (etched on the corner of the glass or the aluminum spacers between panes). Take the sash off and mark its width and height so that you can find a new weather stripping that is compatible with the original.

Sash Hardware

The hardware that supports the window sashes can wear out over time and use. This could lead to the window or door that is difficult to open or close. The good news is that repairing double glazed windows and replacing this hardware is usually very simple and cost-effective. If a sash isn't easy to operate try spraying grease into the jamb channel and then open it to see if it resolves the issue. If the problem persists, it is most likely that the sash balance is off. You'll need to remove the window sash to get access to this part of the hardware.

Window sashes need to open and close without much effort. This will make it easier to position the channel in the correct location after you've completed. Remove the sash and then remove all hardware, including the beads for parting cords, chains, and cords that keep the sash in place. Soften any hardened putty with the help of a heat gun set at medium and equipped with an shield to block the nozzle. Remove the old sash and store it in a bag labeled.

Sash Weights

Sash weights are able to be replaced to improve the operation of your window sash, and also reduce energy costs. Sash weights are hefty lead or iron cylinders, which are enclosed inside a hidden compartment and linked to the moveable sash by rope. Sash Cords

In the majority of old double-hung windows the chain or cord is affixed to the weights. This helps keep the sashes in the jamb balanced. Over time these cords can break, making it impossible to raise the window. A new sash cord will restore the ability to move the sash upwards and downwards and will keep it in its place when opened.

The first step in replacing sash cords is to locate and remove the access panels in the jambs. They are usually nailed or screwed in and must be removed or relocated. You may be able to employ a hammer and chisel to prise them off but it's best to lay down dust sheets prior to starting any work.

Once the access panel is removed, you can start working on the sash. Utilize a flat bar or chisel to pry the tiny partsing beads out of their grooves. They are typically wedged into or nailed in, but they can be prised free, so it's worth taking your time here. If the sash is still in place, pry the mortise-and-tenon joints out with a hammer or screwdriver, then remove each wood peg.
