Window Sash Repairs

Regularly inspect the window sashes for any damage, mildew and mold. If you catch these issues early you can save money on future repairs.

The sash is the internal framing that moves vertically up or down in windows that open. This article will teach you how to perform easy repairs to your sash.

Weather Stripping

Wooden window repairs sashes can give a classic look to your home. They are also durable and will last for many years if they are properly maintained. However, they can be damaged or degraded over time, due to exposure and normal wear. Thankfully, sash repair experts can bring your windows back to their original condition and maintain their appearance for a longer period of time than replacement windows.

The first step in sash window repairs is addressing weather stripping. It's found on both the sash and frame. If it's loose or worn out, it can lead to drafts and other issues. To fix it, begin by finding your window brand and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Then, remove the sash and mark its width and height, so you can find the appropriate weather stripping replacement to match.

Then, you can remove the sash from its holder and place it on an even surface that allows you to access all four sides. If your sash is double-hung, you'll have to remove the weights as well as their accompanying ropes, which should have fallen into the intended pocket in the jamb liner. After removing the sash with the utility knife, take off the weather stripping from the old sash by hand or using the putty blade.

After the sash has been cleared, you can replace the stoppers that separate the two sashes. These are long pieces of wood that are used to separate the two sashes. Pam prefers to replace them with standard 1/2-inch-by 3/4-inch window trim from the lumberyard. However, you can also use a piece of scrap wood.

After removing the parting stops and trimming them to the desired length and thickness, apply a thin layer of glazing compound to the bottom of the sash. Smooth the compound with your putty knife and let it dry for at least a few days. When the putty is fully dried it is possible to apply a topcoat of acrylic. This will protect the putty and give your sash a fresh appearance.

Sash Hardware

The hardware that holds the window sashes can wear out over time and use. This could result in windows or doors that is difficult to open or close. It's important to know that replacing or repair of this hardware is typically easy and affordable. If you are having trouble opening the sash, spray some lubricant into the jamb channel. Then, slide the sash up and open to see if it resolves the issue. If not, the problem is likely to be with the balance of the sash and you'll need to take out the sash in order to access the hardware.

Window sashes should open and close with little effort. However, this can be difficult if the weights are worn out or window repairs the sash-to-rail connecting rail isn't glazed. This issue can be caused by a variety of factors, including the lack of maintenance or a mismatched weight rating for the particular window sash.

If the hinge arms of a window begin to sag, this can cause the sash's to drag and eventually strike the frame in the corner directly opposite the hinge arm (Photo 1). To correct the issue, make sure that the sash is aligned in the frame opening, and then take it off. If the sash is screwed onto the hinge arm, take it off the hinge and replace it. (Photo 2). Install the new sash next (Photo 3).

Because of sagging hinges and a general lack in energy efficiency, older windows, especially those in older houses, could be difficult to open and close. In many instances, a few easy repairs can transform these windows into smooth operation for the first time and save the homeowner money on energy bills.

It is crucial to have the tools you require before you begin. Mark the hinge channel's location on the frame (Photo 1) with a pencil. This will allow you to put the channel in the proper location after you've completed. Take the sash off and then remove all hardware, including the parting beads, cords, and chains that help to hold the sash. The nozzle shield of the heat gun and medium setting will soften any putty that has been hardened. Remove the old sash, and place it in a bag with a label.

Sash Weights

Sash weights can be changed to enhance the efficiency of your window sash and decrease the energy cost. Sash weights are heavy lead or iron cylinders that are enclosed in a concealed cavity and connected to the movable sash by rope. They provide counterbalance which allows the window to be opened and closed without the need for mechanical or electrical devices. The sash weights are usually disregarded or disabled by homeowners, and are turned into scrap when they fail. Consequently, you may need to find replacements.

It's not easy to retrieve the sash-weight that fell from the cavity, so you'll want to find one that is suitable for the. You will also require a new piece string, a length of sashcord and a few sashpulleys for tying the weights you are replacing to the cord.

Mortise and Tenon joints can be used to join windows made of older wood. The wood pegs that hold the components together can be removed by pin punches and hammers. The majority of these pegs have large diameters on one side and a smaller diameter on the other, which is why it is essential to remove the small-diameter sides first. Later sashes made use of glue instead of pins. They can be separated by using a knife and mallet.

After the sash is removed, you can remove the sash stop and gain access to the weight pocket. This is usually done through a small hole in the bottom of each jamb. This hole is covered with the wooden panel which can be removed to reveal the interior workings.

Sash Cords

Over time, these cords can become damaged and make it impossible to raise windows. A new sash cable will give you the ability to move and lower the sash and ensure it stays in place when opened.

To replace sash cords the first step is to remove the access panels from the jambs. These are usually installed by screws or nails and will require to be removed or relocated. You may be able to use a hammer or chisel to remove them however, it is always best to lay down dust sheets before starting any work.

After you have removed the access panel, you can begin to work on the sash. Prise the narrow parting beads (also known as "tie rails") out of their grooves using a chisel or flat bar. It is important to be patient, as these are often wedged or nailed in place. If the sash is still in place, pry the mortise-and-tenon joints out with a screwdriver or hammer and then take out each wood peg. You should now be able to move the sash back and forth freely, though it will probably need some oil if it feels stiff.

With the sash open, measure enough sash cord/chain to extend from the pulley in the top of the jamb to the sash slot in the bottom. Cut the cord/chain and then attach it as described in the previous step. You can use either a hammer, nails, or screws. However nails are less likely than screws to cause damage.

It is recommended to keep the weights that came with the original counterbalance unless you have purchased a kit to replace the counterbalance that was previously installed. They're not costly and easy to install if purchased them at architectural salvage stores. Depending on the size of your window one or two sash weights could be needed to keep the sash in an open position.
