Window Sash Repairs

Window sashes need to be checked regularly for mold, mildew and damage. You can save the cost of repairs in the future by catching problems early before they become out of control.

The sash is an interior frame that moves upwards and downwards in windows that are open. This article will demonstrate how to perform several simple sash repair.

Weather Stripping

Wooden window sashes can give an elegant appearance to your home. They are also sturdy and will last for many years provided they are properly maintained. They may, however, be damaged or degraded over time due to exposure or normal wear and tear. Sash repair experts can restore windows back to their original condition and keep them looking great longer than replacement windows.

The first step to sash window repairs is addressing weather stripping. It's found on both the sash and frame. It could cause drafts if worn out or loose. To fix it, start by determining your window's brand and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off, and mark its width and height so that you can get replacement weather stripping that matches.

Then, remove the sash and place it on a surface so you can access all four sides. If your sash has a double glazed window repair-hung, you'll also need to remove the weights and the ropes that go with them, which should have fallen into the pocket that was intended to be in the jamb liner. After removing the sash with the utility knife, take off the weather stripping that was left by hand or using a putty knife.

When the sash is clean it is time to replace the parting stops. They are long pieces of wood that separate the two sashes. Pam prefers to replace them with standard 1/2-inch-by - 3/4-inch window repair trim from the lumberyard. However, window repairs you could also use a piece of scrap wood.

After removing the parting stops and cutting them to the desired length then apply a thin layer of glazing compound on the bottom of the sash. Smooth the compound using your putty knife, and let it dry for at least one day. When it's completely dried then apply a top coat of acrylic latex paint. This will protect the putty and give your sash an updated look.

Sash Hardware

The hardware that supports the window sashes may wear out over time and use. This could result in windows or doors that is difficult to open or close. The good news is that fixing and replacing this hardware is generally relatively easy and affordable. If a sash becomes difficult to operate, try spraying some grease into the jamb channel, and then slide it open to see if that fixes the problem. If the problem persists it's most likely that the sash balance is off. It is necessary to take off the window sash to reach this hardware.

The ideal situation is for window sashes to move open and shut without effort, but this can be an issue when the weights are worn or if the sash's meeting rail isn't properly glazed. This problem can be caused by a number of things, such as lack of maintenance or by the wrong weight rating for a particular window sash.

If the hinge arms of a window are beginning to sag, this can cause the sash to drag and eventually strike the frame in the corner that's opposite the hinge arm (Photo 1). To remedy the issue ensure that the sash is centered in the frame opening, and then remove it. If the sash is secured to the hinge arm, you'll need to loosen the hinge arm and replace it (Photo 2). Then, you can install the new sash (Photo 3).

Due to sagging hinges, and a general deficiency in energy efficiency, old windows, especially those in older homes, may be difficult to open and close. In many cases, a few simple repairs can turn these windows into smooth operators again and save the homeowner money on energy bills.

It is important to have the tools you require before you begin. Mark the hinge channel location on the frame (Photo 1) with a pencil. This will help you to put the channel in the correct location after you've completed. Take the sash off and then remove all hardware, including the beads for parting, cords, and chains that help to hold the sash. Heat gun with nozzle shield and a medium setting can soften any putty that has been hardened. Take off the old sash and keep it in a labeled bag.

Sash Weights

Sash weights are able to be replaced to improve the operation of your window sash and decrease the cost of energy. Sash weights are hefty lead or iron cylinders, which are enclosed inside a hidden compartment and linked to the moveable window sash using a rope. They provide counterbalance, allowing the window to be opened and closed without the need for mechanical or electrical devices. When they fail, sashweights are usually left unnoticed or disabled by homeowners.

It's difficult to retrieve a sash-weight that has fallen from the cavity, so you'll want to find one that fits properly. You will also require a fresh piece of string, a length sashcord and a few sashpulleys for tying the new weights to the cord.

Older windows made of wood are joined with mortise and tenon joints. The wood pegs that hold the parts together can be removed with pin punches and hammers. The majority of them are large on one side, and smaller on the other. It is essential to first remove the smaller diameter sides. Later sashes used glue instead of pins. They can be separated by using a knife and a mallet.

Once the sash is freed then you can take out the stopper on the sash and get access to the weight pocket. This is typically done by drilling an opening at the bottom of every jamb. This hole is covered with the wooden panel which can be removed to reveal the interior workings.

Once the sash is stopped and the access panel has been removed, you are able to remove the weight you used and replace it. Be sure to weigh the sash before you do this, since the old weights could be different sizes than what is needed. After the new weight is installed, tie a string to it and then thread it through the pulley for the sash. Then, attach the string to your boxed frame. Leave a few inches of space at the head of the string to allow future adjustments.

Sash Cords

In the majority of double-hung windows, a cord or chain is connected to the weights. This supports and keeps the sashes of the jamb balanced. Over time, these cords could break, making it impossible to raise the window. A new sash cable will give you the ability to raise and lower the sash and keep it in position when opened.

The first step in replacing sash cords is to locate and remove the access panels in the jambs. These are usually installed by screws or nails and will require to be removed or moved. It may be possible to take them out using an axe or hammer, but it is always best to lay out dust sheets prior to starting any work.

Once the access panel is removed, you can begin working on the sash. Prise the narrow parting beads (also known as "tie rails") out of their grooves using the chisel or flat bar. It is important to take your time, as these are often placed in a wedge or nail. If the sash remains in place, pry out the mortise and tenon joints with pin punch and hammer or screwdriver, then unhook the wood pegs on each component. The sash should be able to move around freely now, however it may require some lubrication in order to feel less stiff.

With the sash open Take a measurement of the sash chain to extend from the pulley in the top of the jamb to the sash slot in the bottom. Cut the cord/chain, and then attach it as described in Step 6 above. You can use either a hammer, nails or screws. However nails are less likely than screws to cause damage.

It's best to leave the original weights in place unless you've purchased a kit that will replace the counterbalance that was previously installed. It's not too expensive to purchase these from salvage shops for architectural purposes and they will be easy to install once you have the sash unlocked. Based on the dimensions and shape of your window you may need to use one or two sashweights to keep the sash open.
