Window Sash Repairs

Regularly inspect the window sashes for any damage, mildew and mold. By catching these problems early, you can save money on repairs in the future.

The sash is the internal framing that moves vertically either up or down in windows that are open. This article will teach you how to make several simple sash repairs.

Weather Stripping

Wood window sashes add an elegant look to your home. If properly maintained, can last for a long time. They can, however, be damaged or degraded over time due to exposure and normal wear and tear. Sash repair timber windows specialists can restore windows to their original condition and keep them looking great much longer than replacement windows.

The first step to sash window repairs is addressing weather stripping. It's found on both the sash and frame. It could cause drafts if worn or loose. Start by identifying the window brand and the date of manufacture for the glass (etched on the glass's corner, or the aluminum spacers between panes). Remove the sash, and mark its size and width so that you can get replacement weather stripping that matches.

Then, remove the sash from its holder and place it on a flat surface to allow you to access all four sides. If your sash has a double-hung, you'll also need to remove the weights and the ropes that go with them that should have fallen into the pocket of the jamb liner. After you've removed the sash and the weights, use a utility knife to remove the weather stripping that was formerly in place at the corners, and then remove it manually or using a putty blade.

After the sash is cleaned, you can replace parting stops. These are long pieces of wood that are used to separate the two sashes. Pam prefers to use the standard 1/2-inch by 3/4-inch window trimming from the lumberyard. But, you can also use a scrap piece of wood.

After removing the parting stops and trimming them to your desired length then apply a thin layer of glazing compound on the bottom of the sash. Smooth the compound using a putty tool, and let it dry for at least one day. After the putty has completely cured and dried, you can apply an acrylic latex topcoat. This will protect the putty, and give your sash a modern appearance.

Sash Hardware

The hardware that supports the windows sashes can become worn out over time and with use. This can result in the window or door that is difficult to open or close. The good thing is that fixing and replacing this hardware is usually very simple and cost-effective. If a sash is difficult to operate try spraying grease into the jamb channel and then open it to see if that fixes the problem. If not, the issue is likely with the sash balance and you'll have to take off the sash to gain access to the hardware.

Window sashes need to be able to open and close with minimal effort. However, this can be difficult if the weights are worn out or the sash-to-rail meeting rail is not properly covered with. This problem could be caused by a variety of factors that include an absence of maintenance or an unmatched weight rating.

If the hinge arms on the window begin to move, this could cause the sash to drag and eventually hit against the frame in the opposite corner (Photo 1). To resolve this issue, first make sure the sash is squarely inserted into the opening of the frame and then take it out of the window. If the sash window repair is screwed onto the hinge arm, take it off the hinge and replace it. (Photo 2). Next, install the new Sash Window Repair (Photo 3).

Due to hinges that are sagging, and a general lack of energy efficiency, old windows, especially those in older homes, can be difficult to open and close. In many instances, a few easy repairs can turn these windows into smooth operators for the first time and save the homeowner cash on energy costs.

It is essential to have the tools you require before you start. Begin by marking the location of the hinge channel on the frame with pencil (Photo 1). This will make it easier to put the channel in the right place when you are finished. Remove the sash and then remove all hardware including the parting beads cords, chains, and cords that keep the sash in place. The nozzle shield of the heat gun and medium setting will soften any hardened putty. Remove the old sash, and put it in a bag with a label.

Sash Weights

If your window sash repairs are to replace a damaged cord or to keep the windows functional and functional, replacing worn-out weights for sash will improve its operation and cut down on the energy cost. Sash weights are heavy, lead or iron cylinders that are enclosed in a hidden cavity and attached to the movable window sash using a rope. They function as counterbalances and allow you to open and close the window without having to use mechanical or electrical devices. Mortise and Tenon joints can be used to join older wood windows. The wood pegs holding the components together can be removed using pin punches and hammers. Most double-hung windows of the past include a chain or cord connected to the weights that keeps the sashes in balance in the jamb. As time passes, these cords may become damaged and render it impossible to raise the windows. A new sash cord can restore the ability to move the sash upwards and downwards and Sash window Repair will keep it in its place when opened.

The first step in replacing cords for sash is to locate and remove the access panels in the jambs. These are usually fixed or screwed in and must be removed or relocated. It may be possible to take them out using the hammer or chisel but it is always better to lay out dust sheets before starting any work.

After the access panel has been removed, you can begin working on the sash. Use a flat bar or chisel to pull the tiny partsing beads out of their grooves. It is essential to be patient because they are usually wedged or nailed in place. If the sash remains in place, pry out the mortise and the tenon joints by using a hammer and pin punch or screwdriver, then unhook the wood pegs on each piece. The sash should be able to move freely now, but it might require some lubrication to make it feel less stiff.

Take a measurement of the length of sash cord/chain needed to reach the sash slot on the bottom from the pulley located at the top of the jamb. Cut the cord or chain and attach it in Step 6 above. You can do this with a hammer, nails, or screws. However, nails are less likely than screws to cause damage.

It is best to keep the weights that came with the original counterbalance unless you have purchased a kit to replace the old counterbalance. It's not too expensive to purchase these from salvage shops for architectural purposes and they will be easy to install once you have the sash unlocked. Based on the dimensions and shape of your window you may need to use one or two sashweights in order to keep the sash open.
