Window Sash Repairs

Window sashes need to be checked regularly for mold, mildew and other damage. By catching these problems early you will save money on repairs in the future.

The sash is the interior framing that can be moved vertically up or down in windows that are open. This article will show you how to do simple repairs to sash.

Weather Stripping

Wood window sashes provide a classic aesthetic to your home. If properly maintained, they will last for years. However, they can become damaged or deteriorate as time passes due to exposure to the elements and wear and tear. Sash repair experts can restore windows to their original state and keep them looking great longer than replacement windows.

Weather stripping is the most important thing to address when repairing sash windows. It's on both the frame and sash. If it's worn or loose, out, it could cause drafts, as well as other issues. To fix it, start by finding your window brand and the date on which the glass was manufactured (etched in the corner of the glass window repair or on the aluminum spacer between panes). Then, take the sash off and mark its height and width, so you can find replacement weather stripping to match.

Then, remove the sash and place it on a surface so you can access all four sides. If your sash is double-hung, you'll need to remove the weights and the ropes that go with them which should have slipped into the pocket that was intended to be in the jamb liner. After you have removed the sash using the utility knife, remove the weather stripping from the old sash by hand or with a putty knife.

After the sash is cleaned, you can replace parting stops. These are long pieces wood that divide the two sashes. Pam prefers the standard 1/2-inch by 3/4-inch window trim from the lumberyard. But, you can substitute for a scrap piece of lumber.

After removing the stopper and trimming it to length after which, apply a thin layer of glazing compound to the bottom of the sash. Smooth the compound using a putty tool and let it dry at least one day. When it's completely dried then apply a top coat of acrylic latex paint. This will protect the putty and give your sash a fresh appearance.

Sash Hardware

The hardware that supports window sashes may wear out over time and with use. This could lead to a door or a window that is difficult to open or close. It's a good idea to know that replacing or repair of this hardware is typically easy and affordable. If a sash isn't easy to operate, try spraying some oil into the jamb channel, and then slide it open to see if this solves the issue. If not, the problem is most likely due to the balance of the sash and you'll have to take off the sash to access the hardware.

The ideal situation is for window sashes to be able to open and close with very little effort, but this can be an issue if the weights become worn or if the sash meeting rail isn't properly coated. This problem can be due to many factors that include an absence of maintenance or a mismatched weight rating.

If the hinge arms of a window are beginning to lose their elasticity, this could cause the sash to slide and eventually land on the frame in the corner that's in the opposite direction of the hinge arm (Photo 1). To remedy the issue make sure the sash is centered in the frame's opening and remove it. If the sash has been attached to the hinge arm, take it off the hinge and replace it. (Photo 2). Install the new sash next (Photo 3).

Because of sagging hinges and a general lack of energy efficiency, older windows especially in older houses, could be difficult to open or close. In most instances, a few easy repairs can transform these windows into smooth operators and save homeowners money on energy bills.

It is essential to have the tools you need before you begin. Begin by marking the position of the hinge channel on the frame with a pencil (Photo 1). This will make it easier to position the channel in the right location after you've completed. Remove the sash and take out all the hardware, including the beads for parting, cords, and chains that hold the sash in place. Heat gun with nozzle shield and a medium setting can soften any hardened putty. Remove the old sash and place it in a bag with a label.

Sash Weights

Sash weights can be changed to improve the operation of your window sash and reduce energy costs. Sash weights are composed of heavy iron or lead cylinders that are encased inside a concealed cavity, and are connected via ropes to the movable window sash. They function as counterbalances, which allows you to open and close the window without the need for Sash Window Repair mechanical or electrical devices. The sash weights are often disregarded or disabled by homeowners and then turned into scrap when they fail; therefore, you may need to find replacements.

It is difficult to recover the sash-weight that fell from the cavity, so you'll need to find one that fits properly. You will also require a new piece of string, a length sashcord and a few sashpulleys for tying the new weights to the cord.

Mortise and Tenon joints can be used to join windows made of older wood. The wood pegs that hold the parts together can be removed using the use of a pin punch and sash window repair hammer. Most of these pegs have an enormous diameter on one side and a smaller size on the other side, so it is essential to remove the smaller-diameter sides first. Later sashes used glue instead of pins. They can be cut with a knife and mallets.

After the sash has been removed, you can remove the sash stop and access the weight pocket. This is typically done by drilling an opening at the bottom of each jamb. This hole is covered with an unfinished wooden panel that can be removed to reveal the interior workings.

After the sash has been stopped and the access panel removed, you will be able to take off the weight from the Sash window repair and replace it with new. Be sure to weigh the sash prior to you do this, as the weights that were previously used may be a different size than the one you need. After the new weight is installed you can tie a string around it and then thread it through the pulley of the sash. Then nail the string to the boxed frame, but leave a few inches of string protruding from the head to allow for future adjustments.

Sash Cords

Most double-hung windows of the past have a cord or chain attached to the weights that helps keep the sashes balanced within the jamb. Over time, these cords may become damaged and render it impossible to raise the windows. A new sash cord can restore the ability to move the sash upwards and downwards and hold it in place when it is opened.

To replace sash cords the first step is to remove the access panels from the jambs. They are typically installed by screws or nails and will need to be removed or relocated. It may be possible to remove them using a hammer or chisel, however, it is best to lay out dust sheets before starting any work.

Once the access panel is removed, you can start working on the sash. Take the narrow beads (also known as "tie rails") out of their grooves using a chisel or flat bar. They are usually wedged in or nailed, but they can be removed and it's worth your time. If the sash is still in place, pry the mortise and tenon joints free using a hammer or screwdriver and then take out each wood peg. The sash should be able move freely now, but it may require some lubrication to feel less stiff.

With the sash in an open position With the sash in an open position, measure the sash chain or cord to reach from the pulley on the top of the jamb to the sash slot on the bottom. Cut the cord/chain and then secure it in Step 6 above. You can do this with a hammer, nails or screws. However nails are less likely to cause damage.

It is best to keep the weights that came with the original counterbalance unless you've purchased a kit that will replace the counterbalance that was previously installed. They're not costly and are easy to install if you purchase them from architectural salvage stores. Based on the size and shape of your window, you may require one or two sashweights to keep it open.
