Window Sash Repairs

Window sashes must be inspected regularly for signs of mold, mildew, and damage. You can avoid the cost of repairs in the future by catching the issues in the early stages before they become too much.

The sash is an internal frame that can move vertically up and down in windows that open. This article will teach you how to make several simple repairs to sash.

Weather Stripping

Wood window sashes provide an elegant look to your home. When properly maintained, they can last for years. They can, however, get damaged or deteriorated over time due to exposure and normal wear. However, sash repair experts can bring your windows back to their original condition and maintain their appearance for much longer than newer replacement windows.

The first step to repair sash windows is to address weather stripping. It's found on both the sash as well as the frame. If it's damaged or worn out, it could cause drafts and other issues. Begin by identifying the brand of window and the manufacturer's date (etched on the corner of the glass, or the aluminum spacers between panes). Then, take the sash off and mark its height and width, so you can find new weather stripping that matches.

Then, take it off and place it on a table to allow access to all four sides. Sash Hardware

The hardware that supports the windows sashes can become worn out over time and use. This could lead to the window or door that is difficult to open or close. The good news is that fixing and replacing this hardware is typically relatively easy and affordable. If a sash becomes difficult to operate, try spraying some oil into the jamb channel and then slide it open to see if it resolves the issue. If not, the issue is most likely due to the sash balance and you'll need to take out the sash to gain access to the hardware.

Ideally, window sashes should move open and shut with very little effort, but this can be a difficult task when the weights wear out or if the sash that joins rail isn't properly coated. This problem could be caused by many factors, including the lack of maintenance or a mismatched weight rating.

If the hinges on the window begin to move, this can cause the sash drag and eventually hit against the frame in the opposite corner (Photo 1). To remedy the issue ensure that the sash is aligned in the frame's opening and take it off. If the sash has been screwed to the hinge arm, you'll need to remove the hinge arm and replace it (Photo 2). Install the new sash next (Photo 3).

Old windows, particularly those in older homes, may be difficult to close and open because of sagging hinges and an overall lack of energy efficiency. In many cases, a few simple repairs can turn these windows into smooth operation and save homeowners money on energy bills.

To complete these repairs to sash it is essential to have all of the tools needed before you begin. Mark the location of the hinge channel on the frame (Photo 1) using a pencil. This will make it easier to put the channel in the correct location after you've completed. Then, remove the sash and remove the hardware including the beads that separate (Photo 2) and the chains or cords that secure it. Soften any hardened putty with an electric heat gun set to medium and fitted with a shield to block the nozzle. Remove the old sash and put it in a labelled bag.

Once the sash is stopped and the access panel is removed, you are able to remove the weight that was previously installed and replace it. Sash Cords

Most double-hung windows of the past come with a chain or cord attached to the weights which supports and keeps the sashes level in the jamb. As time passes, these cords can get damaged and make it impossible to raise the windows. A new sash cord can restore the ability to move the sash up and down and hold it in place when it is opened.

The first step to replace sash cords is to locate and remove the access panels within the jambs. These are usually attached by nails or screws and need to be removed. You may be able to employ a hammer and chisel for removing them but it's best to lay down dust sheets before starting any work.

After you have removed the access panel, you are able to begin to work on the sash. Use a flat bar or chisel to pull the tiny partsing beads out of their grooves. It is important to be patient because they are usually wedged or nailed in place. If the sash is in place, pry out the mortise and tenon joints with the help of a hammer and pin or screwdriver, then remove the wood pegs that are on each component. You should be able to move the sash back and forth freely, though it might require oil if it feels stiff.

With the sash open Take a measurement of the sash chain to extend from the pulley on the top of the jamb to the sash slot at the bottom. Cut the cord or chain, and then fix it using the step 6 above. You can use nail, hammer or screws. However, nails are less likely than screws to cause damage.

It is best to keep the weights that came with the original counterbalance unless you have purchased a kit to replace the counterbalance. They are not expensive and are easy to install if purchased them at architectural salvage stores. Based on the size and shape of your window, you might need to install one or two sashweights in order to keep the sash open.
