The sash is an interior frame that moves up and down vertically in windows that are open. This article will show you how to make several simple repairs to sash.

Weather Stripping

Wood window sashes provide the classic look to your home. If properly maintained, can last for a long time. They may, however, be damaged or degraded over time due to exposure and normal wear. Fortunately, sash repair specialists can restore your windows to their original condition and maintain their appearance for longer than replacement windows.

The first step for repair sash window damage is to fix weather stripping. It's found on both the sash as well as the frame. It can cause drafts if worn out or sash window repair loose. It is important to have the tools you need before you start. Begin by marking the location of the hinge channel on the frame with pencil (Photo 1). This will help you to position the channel in the right position after you've finished. Then, remove the sash, and then remove the hardware, including the parting beads (Photo 2) and the cords or chains which hold it in place. A hot gun with nozzle shield and a medium setting will soften any hardened putty. Remove the old sash and keep it in a bag with a label.

Sash Weights

No matter if your window sash repair needs are to replace a broken cord or just to ensure that the windows are functional, replacing worn out sash weights will improve sash operation and help reduce the energy cost. Sash weights are composed of heavy lead or iron cylindricals that are contained in a concealed cavity and connected by ropes to the moveable window sash. These weights function as counterbalances and allow you to open and close the window without having to use mechanical or electrical devices. The sash weights are usually ignored or discarded by homeowners and then turned into scrap when they fail; therefore you might need to locate replacements.

Sash Cords

In the majority of double-hung windows, a cord or chain is attached to the weights. This supports and keeps the sashes in the jamb level. Over time these cords can break, making it difficult to raise the window. A new sash cable can restore the ability to move and lower the sash, and keep it in position when opened.

To replace sash cords the first step is to remove the access panels from the jambs. They are usually nailed or screwed in and will require to be removed or repositioned. It may be possible to remove them using a hammer or chisel, but it is always better to lay out dust sheets prior to starting any work.

After the access panel has been removed, you can start working on the sash. Make the small parting beads (also called "tie rails") out of their grooves with flat bar or chisel. They are usually wedged in or nailed, but they can be removed, so it's worth taking your time. If the sash remains in place, break the mortise and tenon joints using a hammer and pin punch or screwdriver, then unhook the wood pegs attached to the components. It should now be possible to move the sash around freely, though it may require oil if it feels stiff.

Determine the length of the sash chain or sash cord needed to reach the sash slot on the bottom from the pulley located at the top of the jamb. Cut the cord or chain, and then fix it using Step 6 above. You can either use a hammer and screws or nails, however nails are less likely to cause damage.

It is recommended to keep the weights that came with the original counterbalance unless you've purchased a kit to replace the old counterbalance. It's not expensive to buy them from a salvage store and they'll be simple to install once you have the sash open. Based on the size of your window one or two sash weights may be needed to keep it in an open position.
