Window Sash Repairs

Window sashes need to be inspected regularly for signs of mold, mildew and damage. You can save future repair costs by catching the issues in the early stages before they become out of control.

The sash is an inside frame that moves vertically up and down in windows that are open. This article will teach you how to perform several simple sash repair.

Weather Stripping

Wooden window sashes can add a classic look to your home. They are also durable and last for a long time if they are properly maintained. However, they can be damaged or degraded in time because of exposure to the elements and wear and Double Glazed Window Repairs tear. Weather stripping is the most important aspect to consider when you are repairing sash windows. It's on both the frame and the sash. It can cause drafts if worn out or loose. It is important to have the tools you need before you start. Start by marking the location of the hinge channel on the frame using a pencil (Photo 1). This will assist you in getting the channel back into position correctly after you've completed. Remove the sash, and remove all the hardware including the parting beads cords, chains, and cords that hold the sash in place. Sash Weights

Sash weights are able to be replaced to improve the operation of your window sash and decrease energy costs. Sash weights are heavy, lead or iron cylinders enclosed in a hidden cavity and attached to the movable the sash with rope. They function as counterbalances and allow you to open and close the window without having to use mechanical or electrical devices. If they fail, sashweights tend to be ignored or disabled by homeowners.

It is difficult to recover the sash-weight that fell from the cavity, so you'll need to find one that fits correctly. You will also require a new piece of string, a length sashcord and a few sashpulleys to secure the weights you are replacing to the cord.

Mortise and Tenon joints are used to join windows made of older wood. Hammers and pins can be used to cut off the wood pegs that hold the parts together. Most of them have large diameters on one side and a smaller size on the other, which is why it is essential to remove the smaller-diameter ones first. Sashes made later in the century utilized glue instead of pegs. They can be separated by cutting through the glue line using an instrument, and then tapping the mortised part loose using mallets.

Once the sash has been released, you can remove stops on the sash and get access to the pockets for weights. Usually, this is done through an opening at the bottom of each jamb. This hole is then covered by an access panel of wood that can be cut off to allow you to observe the inner workings of the frame.

Once you have the sash stopped and the access panel removed, you'll be able to take off the old sash weight and replace it with the new. Be sure to weigh the sash first, as the weights you have may not be of the right size. After the new weight has been installed, run an appropriate length of string through the pulling mechanism. Then, nail the string to the boxed frame. Leave a few inches of space at the head of the string for future adjustments.

Sash Cords

In most old double-hung window, a cord or chain is connected to the weights. This keeps the sashes in the jamb level. Over time, these cords may become damaged and make it impossible to raise windows. A new sash cord will restore the ability to move the sash up and down and hold it in place when opened.

The first step to replace cords for sash is to locate and remove the access panels within the jambs. These are usually screwed or nailed into and need to be removed. You could use a hammer and chisel to prise them off but it's best to lay down dust sheets before starting any work.

Once the access panel is removed, you can start working on the sash. Take the narrow beads (also called "tie rails") out of their grooves with a chisel or flat bar. They are usually wedged in or nailed, but they can be removed, so it's worth taking your time. If the sash remains in place, break the mortise and tenon joints free using a hammer or screwdriver, then remove each wood peg. You should be able to move the sash back and forth freely, although it will probably need some oil if it feels stiff.

With the sash in an open position With the sash in an open position, measure the sash chain or cord to extend from the pulley in the top of the jamb to the sash slot in the bottom. Cut the cord/chain and then secure it as in Step 6 above. You can use nail, hammer or screws. However nails are less likely than screws to cause damage.

If you don't have an upgrade kit to replace the counterbalance system that was in place before, it's recommended to keep the original balancing weights in place. It's not too expensive to purchase them from a salvage store and they will be easy to install once you have the sash opened. Based on the dimensions and shape of your window you may need to use one or two sashweights to keep it open.
