Window Sash Repairs

The sash is an internal frame that moves upwards and downwards in windows that are open. This article will demonstrate how to do a variety of simple repairs to the sash.

Weather Stripping

Wood window sashes add an elegant look to your home and, when properly maintained, they can last for many years. They can, however, get damaged or deteriorated over time due to exposure and normal wear and tear. The first step to repair sash window damage is to fix weather stripping. It's found on both the sash and frame. If it's damaged or worn out, it could cause drafts and other issues. To resolve this problem, first ensure that the sash is firmly seated in the opening of the frame and then take it out of the window. If the sash is screwed to the hinge arm, you'll have to unscrew the hinge arm and replace it (Photo 2). Install the new sash (Photo 3).

Due to sagging hinges, and a general lack of energy efficiency, older windows, especially those in older houses, could be difficult to open or close. In most instances, a few easy repairs can turn these windows into smooth operators for the first time and save the homeowner cash on energy costs.

It is crucial to have the tools you require before you start. Start by marking the location of the hinge channel on the frame using pencil (Photo 1). This will make it easier to position the channel in the right place when you are finished. Then, remove the sash, and then remove the hardware including the parting beads (Photo 2) and the cords or chains that hold it in place. Soften any hardened putty with an electric heat gun set to medium and fitted with an shield for the nozzle. Take off the old sash and store it in an bag with a label.

Sash Weights

Sash Cords

The majority of double-hung windows with a history have a cord or chain attached to the weights that keeps the sashes balanced in the jamb. Over time, these cords can get damaged and make it difficult to raise the windows. A new sash cable will restore the ability to raise and lower the sash, and ensure it stays in place when it is opened.

To replace sash cords the first step is to remove the access panels from the jambs. These are usually screwed or nailed in and need to be removed. You could use a hammer or chisel for removing them however, it is always best to lay down dust sheets before beginning any work.

After you have removed the access panel, you can begin working on the sash. Use a flat bar or chisel to pull the tiny partsing beads out of their grooves. It's important to take your time, as these are often stuck or nailed to the floor. If the sash is in place, remove the mortise and the tenon joints by using a hammer and pin punch or screwdriver, then remove the wood pegs on each component. You should be able to move the sash around without difficulty, though it might require oiling if it seems stiff.

Determine the length of the sash chain or sash cord needed to reach the sash slot on the bottom from the pulley located at the top of the jamb. Cut the cord/chain and fix it using the step 6 above. You can either employ a hammer and nail or screws, but nails are less likely to cause damage.

Unless you've bought a kit that replaces the old counterbalance system, it's best to keep the original weights for balancing in place. They are not expensive and are easy to install if you purchase them at architectural salvage stores. Based on the size of your window repairs, two or three sash weights might be required to keep the sash in an open position.
