Window Sash Repairs

The sash is an interior frame that is able to move up and down vertically in windows that open. This article will teach you how to make several simple repairs to sash.

Weather Stripping

Wooden window sashes can add a classic look to your home. They are also durable and can last many years if they are properly maintained. They may, however, get damaged or deteriorated over time, due to exposure and normal wear and tear. The first step to repair sash window damage is to fix weather stripping, which can be found on both the sash as well as the frame. It is crucial to have the tools you need before you start. Begin by marking the position of the hinge channel on the frame with a pencil (Photo 1). This will help you to place the channel in the correct place when you are finished. Take the sash off and then remove all hardware including the parting beads cords, chains, and cords that hold the sash in place. The nozzle shield of the heat gun and medium setting will soften any hardened putty. Take off the old sash and store it in a bag labeled.

Sash Weights

Whether your window sash repairs are to replace a broken cord or to ensure that the windows are functional by replacing worn out sash weights will improve sash operation and reduce energy consumption. Sash weights are hefty lead or iron cylinders, which are enclosed in a hidden cavity and linked to the moveable sash by rope. These weights act as counterbalances, allowing you to open and shut the window without the need for mechanical or electrical devices. The first step in replacing sash cords is to find and remove the access panels within the jambs. These are usually screwed or nailed in and must be removed. It may be possible to remove them with an axe or hammer, but it is always better to lay out dust sheets before beginning any work.

After removing the access panel, you are able to begin working on the sash. Prise the narrow parting beads (also known as "tie rails") out of their grooves using the chisel or flat bar. Cut the chain or cord and fix it as described in Step 6 above. You can use either nail, hammer or screws. However, nails are less likely than screws to cause damage.

If you haven't purchased an item that replaces the old counterbalance system, it's recommended to keep the original weights for balancing in place. They're not costly and easy to install if you purchase them from salvage shops for architectural use. Based on the dimensions and shape of your window you might need to install one or two sashweights to keep it open.
