Window Sash Repairs

Sashes for windows must be inspected regularly for signs of mold, mildew and other damage. You can save the cost of repairs in the future by catching problems early on, before they become too much.

The sash is an inside frame that moves vertically up and down in windows that are open. This article will demonstrate how to carry out a few simple repairs to sash.

Weather Stripping

Wooden window sashes are a great way to add a classic look to your home. They are also durable and can last many years if they are properly maintained. However, they can be damaged or degraded over time because of exposure to the elements and Window repairs normal wear and tear. The first step in sash window repairs is addressing weather stripping, which can be found on both the sash and frame. If it's worn or loose, out, it can lead to drafts and other issues. Many times it is a matter of making a few minor adjustments that can make these windows operate smoothly again and save homeowners money on energy bills.

To complete these repairs to the sash it is essential to have all the necessary tools lined up before you begin. Begin by marking the location of the hinge channel on the frame using pencil (Photo 1). This will help you to position the channel in the proper location after you've completed. Take the sash off and then remove all hardware, including the beads for parting, cords, and chains that help to hold the sash. Heat gun with nozzle shield and a medium setting can soften any hardened glue. Remove the old sash and place it in a bag that is labeled.

Sash Weights

Sash weights can be changed to improve the operation of your window repairs sash and decrease the energy cost. Sash weights are made of heavy iron or lead cylinders that are encased inside a concealed cavity, and connected by ropes to the movable window sash. They are counterbalancers which allows the window to be opened and closed without the use of electrical or mechanical devices. When they fail, sashweights are often neglected or not used by homeowners.

A sash weight that has fallen out of the cavity is difficult to recover, so you will want to find a new one that fits properly. You will also require a new piece of string, a length sashcord and a few sashpulleys for tying the weights you are replacing to the cord.

Older windows made of wood are joined using mortise and tenon joints. Pin punch and hammer can be used to remove the wood pegs holding the components together. The majority of them have an enormous diameter on one side and a smaller diameter on the other side, so it is crucial to take out the smaller-diameter sides first. Sashes made later in the century used glue instead of pegs and can be separated by cutting through the glue line with an instrument, and then tapping the mortised section loose using mallets.

Once the sash is freed and removed, you can take off the stopper on the sash and get access to the weight pocket. This is typically done by drilling an opening in the bottom of each jamb. The hole is then covered with an unfinished wooden panel that can be removed to reveal the inside workings.

Once you have the sash stopped and the access panel removed, you'll be able to take off the weight of the old sash and replace it with the new. Make sure you weigh the sash before you do this, as the old weights could be different sizes than what you require. After the new weight is in place, tie a string to it and thread it through the pulley for the sash. Then, you can attach the string to the boxed frame. Leave a few inches of space at the head of the string for future adjustments.

Sash Cords

In most old double-hung window, a chain or cord is affixed to the weights. This helps keep the sashes within the jamb in a balanced manner. Over time these cords can break, making it impossible to raise the window. A new sash cord will restore the ability to move the sash up and down and hold it in place when opened.

The first step in replacing cords for sash is to locate and take out the access panels located in the jambs. These are usually screwed or nailed in and must be removed. You may be able to employ a hammer and chisel to remove them but it's best to lay down dust sheets prior to starting any work.

After you have removed the access panel, you are able to begin to work on the sash. Take the narrow beads (also known as "tie rails") out of their grooves using a chisel or window repairs flat bar. They are usually wedged in or nailed in, but they can be removed and it's worth your time here. If the sash is still in place, break the mortise-and tenon joints with a hammer or screwdriver and then remove each wood peg. The sash should move freely now, but it might require some lubrication in order to feel less stiff.

Measure the length of the sash chain or sash cord needed to reach the sash slot at the bottom, and the pulley on the top of the jamb. Cut the chain or cord and attach it as described in the previous step. You can use either a hammer, nails, or screws. However nails are less likely to cause damage.

It is recommended to keep the original weights in place unless you've purchased a kit to replace the counterbalance. They're not expensive and are easy to install if you purchase them from salvage shops for architectural use. Based on the size and shape of your window you may need to use one or two sashweights in order to keep it open.
