Window Sash Repairs

Window sashes need to be regularly checked for mold, mildew, and damage. You can save future repair costs by catching the issues early, before they become out of control.

The sash is an inside frame that can move up and down vertically in windows that are open. This article will show you how to perform several simple sash repair.

Weather Stripping

Wood window sashes add a classic aesthetic to your home. When properly maintained, they can last for a long time. However, they may become damaged or degraded over time because of exposure to the elements and normal wear and wear and tear. However, sash repair experts can restore your windows to their original condition and keep them looking fantastic for longer than replacement windows.

The first step in sash window repairs is addressing weather stripping, which can be found on both the sash and frame. If it's loose or worn out, it could cause drafts and other problems. To fix it, begin by determining your window's brand and the date on which the glass window repair was manufactured (etched in the corner of the glass or on the aluminum spacer between panes). Remove the sash, and mark its size and width so that you can purchase new weather stripping that is compatible with the original.

Next, remove the sash and set it on a work surface so you can access all four sides. If the sash is double-hung, remove the ropes and weights that should fall into the pocket within the jamb lining. After you have removed the sash using the utility knife, remove the weather stripping that was left by hand or using a putty blade.

After the sash has been cleaned, you can replace the stoppers that separate the two sashes. These are long pieces that divide the sashes. Pam prefers to use the standard 1/2-inch by 3/4-inch window trim from the lumberyard. However, you can substitute with a scrap piece of wood.

After removing the stopper for the parting and cutting it to length, apply a thin coat of glazing compound over the bottom of the sash. Smooth the compound with your putty tool and let it dry for at least one day. When it's completely dried then apply a top coat of acrylic latex paint. This coating will protect the putty and give your sash a fresh look.

Sash Hardware

The hardware that holds window sashes is susceptible to wear and tear due to time and usage, and the result can be a window or door that won't open or close easily. The good thing is that fixing and replacing this hardware is typically relatively easy and affordable. If a sash is difficult to operate, try spraying some lubrication into the jamb channel then slide it open to see if that solves the issue. If the problem persists, it is most likely to be due to the sash's balance. You'll need remove the window sash to reach this hardware.

The ideal situation is for window sashes to swing open and closed with very little effort, however, this can be a difficult task if the weights become worn or if the sash that joins rail isn't properly coated. This problem could be caused by many factors such as a lack of maintenance and an unmatched weight rating.

If the hinge arms of a window are starting to lose their elasticity, this could cause the sash's to drag and eventually strike the frame in the corner that's in the opposite direction of the hinge arm (Photo 1). To correct the issue make sure the sash is centered in the frame's opening and take it off. If the sash is secured to the hinge arm, you'll have to remove the hinge arm and replace it (Photo 2). Install the new sash (Photo 3).

Old windows, particularly those in older houses, can be difficult to close and open due to sagging hinges and general lack of energy efficiency. Many times it is a matter of making a few minor adjustments that can help these windows function smoothly and save homeowners money on energy costs.

It is crucial to have the tools you need before you begin. Begin by marking the location of the hinge channel on the frame with pencil (Photo 1). This will help you get the channel back in position correctly after you've completed. Take the sash off and then remove all hardware including the parting beads cords, chains, and cords that keep the sash in place. Soften any putty that has been hardened with a heat gun set to medium and equipped with a shield for the nozzle. Take off the old sash and put it in a bag with a label.

Sash Weights

Sash weights can be replaced to improve the operation of your window sash and reduce energy costs. Sash weights are hefty lead or iron cylinders, which are enclosed in a concealed cavity and connected to the movable window sash using rope. These weights provide counterbalance which allows the window to be shut and opened without using mechanical or electrical devices. If they fail, sashweights are often ignored or disabled by homeowners.

A weight from a sash that fell out of the cavity is difficult to retrieve, so you will want to find a replacement that is suitable for the. You will also require a new piece string, a length sashcord and some sashpulleys to tie the weights you are replacing to the cord.

Older windows made of wood are joined with mortise and tenon joints. The wood pegs that hold the parts together can be removed with a pin punch and hammer. The majority of them have an enormous diameter on one side and a smaller one on the other side, so it is essential to remove the small-diameter sides first. Sashes that were made later in the century utilized glue instead of pegs and window repairs can be separated by cutting the glue line with a knife, then tapping the mortised section loose using mallets.

After the sash is released, you can remove stops on the sash and get access to the weight pockets. This is typically done by drilling an opening in the bottom of each jamb. This hole is then covered by an access panel made of wood that can be ripped off to allow you to observe the inner workings of the frame.

Once the sash is stopped and the access panel has been removed, you can take off the weight that was previously installed and replace it. Make sure you weigh the sash before you begin, as the old weights may be different sizes than what is needed. After the new weight is installed, run the string through the sash pulling mechanism. Then, nail the string to the boxed frame. Leave a few inches protruding at the end of the string for future adjustments.

Sash Cords

Most old double-hung windows include a chain or cord attached to the weights which keeps the sashes in balance in the jamb. As time passes, these cords may break, making it impossible to raise the window. A new sash cord will give you the ability to move the sash upwards and downwards and hold it in position when it is opened.

The first step in replacing sash cords is to locate and window repairs remove the access panels in the jambs. They are usually screwed or nailed into and need to be removed. It may be possible to remove them with the hammer or chisel but it is always best to lay out dust sheets prior to starting any work.

After you have removed the access panel, you can begin to work on the sash. Use a flat bar or chisel, to pry the narrow parting beads from their grooves. They are typically wedged into or nailed in, but they can be removed and it's worth your time. If the sash remains in place, break the mortise and tenon joints free using a hammer or screwdriver, then remove each wood peg. You should now be able to move the sash around freely, though it may require oiling if it seems stiff.

With the sash open With the sash in an open position, measure the sash chain or cord to extend from the pulley in the top of the jamb to the sash slot at the bottom. Cut the cord/chain and then secure it as in the previous step. You can use either a hammer, nails or screws. However, nails are less likely to cause damage.

It is best to keep the weights that came with the original counterbalance unless you have purchased a kit to replace the counterbalance that was previously installed. They're not costly and are easy to install if you buy them from architectural salvage stores. Depending on the size of your window one or two sash weights could be needed to keep it open.
