Window Sash Repairs

Regularly inspect the window sashes for signs of damage, mildew and mold. You can avoid future repair costs by catching these issues in the early stages before they become out of control.

The sash is an inside frame that can move up and down vertically in windows that are open. This article will show you how to carry out a few simple repairs to sash.

Weather Stripping

Wooden window repairs sashes are a great way to add a classic look to your home. They are also sturdy and can last many years provided they are properly maintained. However, they can become damaged or degrade in time due to exposure to the elements and normal wear and tear. Thankfully, sash repair experts can bring your windows back to their original condition and keep them looking fantastic for much longer than newer replacement windows.

The first step to repair sash window damage is to fix weather stripping, which can be found on both the sash and frame. It can cause drafts if damaged or is loose. To fix it, begin by finding your window brand and the date on which the glass was manufactured (etched in the corner of the glass or on the aluminum spacer between panes). Remove the sash and mark its size and width so that you can purchase replacement weather stripping that matches.

Then, take it off and place it on a table so that you can reach all four sides. If your sash has a double-hung, you'll need to take off the weights and the ropes that go with them which should have slipped into the pocket of the jamb liner. Once you've removed the sash and the weights, use a utility knife to remove the weather stripping from the corners. Then, remove it by hand or using a putty knife.

After the sash has been cleared, you can install the parting stops. These are long pieces that divide the sashes. Pam prefers the standard 1/2-inch by 3/4-inch upvc window repairs trimmings from the lumberyard. But, you can also use a scrap piece of wood.

After removing the parting stop and cutting it to length, apply a thin coat of glazing compound to the bottom of the sash. Smooth out the compound using your putty knife, then let it dry for at least a few days. Once the putty has fully cure it is possible to apply a topcoat of acrylic latex. This coating will protect the putty and give your sash a new appearance.

Sash Hardware

The hardware that holds the windows sashes can become worn out over time and use. This can result in the window or door that is difficult to open or close. The good news is that fixing and replacing this hardware is usually very simple and cost-effective. If you're having trouble opening the sash, spray some lubricant into the jamb channel. Then, slide the sash open to see if that fixes the issue. If the issue continues, it is most likely that the sash balance is off. You will need remove the window sash to reach this hardware.

Window sashes should open and close with little effort. However, this could be difficult if weights are worn out or the sash connecting rail isn't coated. This issue could be caused by many factors, including an absence of maintenance or a mismatched weight rating.

If the hinge arms of a window are beginning to lose their elasticity, this could cause the sash's to drag and eventually strike the frame in the corner directly opposite the hinge arm (Photo 1). To fix this issue, first make sure the sash is squarely inserted into the opening of the frame and then remove it from the window. If the sash is fixed to the hinge arm, remove the hinge and replace it. (Photo 2). Then, put in the new sash (Photo 3).

Because of sagging hinges and a general lack in energy efficiency, older windows particularly those in older homes, repairs may be difficult to open or close. In many cases, a few simple repairs can transform these windows into smooth operation and save homeowners cash on energy costs.

In order to make these repairs to the sash it is essential to have all of the necessary tools lined up before you begin. Start by marking the location of the hinge channel on the frame using a pencil (Photo 1). This will make it easier to put the channel in the right location after you've completed. Remove the sash and take off the hardware including the parting beads (Photo 2) and the chains or cords which hold it in place. A hot gun with nozzle shield and a medium setting will soften any hardened putty. Take off the old sash and store it in a bag labeled.

Sash Weights

Sash weights are able to be replaced to improve the operation of your window sash, and also reduce the energy cost. Sash weights are heavy lead or iron cylinders, which are enclosed inside a hidden compartment and linked to the moveable sash by a rope. These weights act as counterbalances, allowing you to open and close the window without having to use mechanical or electrical devices. The sash weights are often neglected or ignored by homeowners and turned into scrap when they fail. Consequently, you may need to search for replacements.

A weight from a sash that fell out of the cavity is difficult to recover It is therefore important to find a new one that fits correctly. You will also need an additional piece of string, a length of sash cord and some sash pulleys that will tie the new sash weights onto the sash cord.

Older wood windows are joined by mortise and tenon joints. The wood pegs that hold the parts together can be removed with pin punches and hammers. The majority of them are large on one side, and smaller on the other. It is crucial to remove first the smaller diameter sides. Sashes made later in the century utilized glue instead of pegs. They can be separated by cutting the glue line using an instrument, and then tapping the mortised section loose with mallets.

After the sash is released, you can remove stops on the sash and get access to the pockets for weights. Usually, this is done through an opening at the bottom of each jamb. This hole is covered by an access panel of wood that can be cut off to let you observe the inner workings of the frame.

Once you have the sash stopped and the access panel removed, you'll be able to take off the weight from the sash and replace it with the new. Weigh the sash first to ensure that the weights you have may not be the right size. After the new weight is installed, thread the string through the sash pulling mechanism. Then, nail the string to the boxed frame. Leave a few inches at the head of the string for future adjustments.

Sash Cords

In the majority of double-hung windows, a cord or chain is affixed to the weights. This supports and keeps the sashes in the jamb balanced. As time passes, these cords may break, making it impossible to raise the window. A new sash cable can restore the ability to raise and lower the sash, and keep it in place when opened.

To replace sash cords the first step is to remove the access panels from the jambs. They are typically nailed or screwed in and will need to be removed or relocated. You might be able to employ a hammer and chisel to remove them but it's best to lay down dust sheets prior to beginning any work.

Once the access panel is removed, you can begin working on the sash. Prise the narrow parting beads (also called "tie rails") out of their grooves with flat bar or chisel. It's important to take your time because they are usually wedged or nailed in place. If the sash remains in place, remove the mortise and the tenon joints by using a hammer and pin punch or screwdriver, and then take out the wood pegs attached to each piece. The sash should be able to move around freely now, however it may require some lubrication to feel less stiff.

With the sash in an open position With the sash in an open position, measure the sash chain or cord to extend from the pulley in the top of the jamb to the sash slot in the bottom. Cut the chain or cord and fix it using the previous step. You can either use a hammer and screws or nails, but nails are less likely to cause damage.

It is recommended to keep the original weights if you've purchased a kit that will replace the old counterbalance. It's cheap to purchase them from a salvage store and they'll be simple to install once you've got the sash opened. Based on the size and shape of your window you may require one or two sashweights to keep it open.
