Window Sash Repairs

The sash is the interior framing that can be moved vertically upwards or downwards in windows that are open. This article will show you how to do a variety of simple sash repair.

Weather Stripping

Wooden local window repair sashes are a great way to add an elegant look to your home. They are also sturdy and will last for many years provided they are properly maintained. However, they may become damaged or degraded as time passes due to exposure to the elements and normal wear and tear. Thankfully, sash repair experts can restore your windows back to their original condition and keep them looking great for much longer than newer replacement windows.

The first step to sash window repairs is addressing weather stripping. It's found on both the sash as well as the frame. It could cause drafts if worn or loose. To fix it, start by finding your window brand and the date of manufacture for the glass (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off, and mark its size and width so that you can get new weather stripping that is compatible with the original.

Then, take the sash from its holder, and place it on flat surfaces to allow you to access all four sides. If the sash is double-hung, you'll also need to remove the weights and their ropes that should have fallen into the intended pocket in the jamb liner. Once you've removed the sash using a utility knife, you can use it to cut off the weather stripping that was formerly in place at the corners, and then remove it manually or with a putty knife.

After the sash is cleaned, you can replace the parting stops. These are long pieces that divide the sashes. Pam prefers the standard 1/2-inch by 3/4-inch window trimmings from the lumberyard. But, you can also use for a scrap piece of lumber.

After removing the stopper for the parting and trimming it to length and then apply a thin layer of glazing compound to the bottom of the sash. Smooth it out using your putty knife and let it dry for at least a day. After the putty has completely dried and dried, you can apply an acrylic latex topcoat. This coating will protect the putty and give your sash a fresh appearance.

Sash Window Repair Hardware

The hardware that supports window sashes prone to wearing out from time and usage and the result could be a window or door that can't be opened or closed easily. It is important to have the tools you require before you start. Begin by marking the position of the hinge channel on the frame using pencil (Photo 1). This will help you get the channel back into place correctly when you're finished. Remove the sash, and remove all the hardware, including the beads for parting cords, chains, and cords that hold the sash in place. Soften any hardened putty with an electric heat gun set to medium and equipped with a shield for the nozzle. Take off the old sash and place it in a bag with a label.

Sash Weights

Whether your window sash repairs are to replace a broken cord or simply to ensure that the windows are functional, replacing worn out weights for sash will improve its operation and cut down on energy consumption. Sash weights are composed of heavy lead or iron cylinders that are encased in a hidden cavity and are connected via a rope to the movable window sash. These weights provide counterbalance, allowing the window to be shut and opened without the need for mechanical or electrical devices. When they fail, sashweights are often left unnoticed or disabled by homeowners.

Sash Cords

Most double-hung windows of the past include a chain or cord attached to the weights that helps keep the sashes level within the jamb. As time passes, these cords may break, making it impossible to raise the window. A new sash cord can restore the ability to move the sash up and down and hold it in place when it is opened.

To replace sash cords the first step is to remove the access panels from the jambs. They are usually fixed or screwed in and must be removed or repositioned. You might be able to use a hammer and chisel for removing them however, it is always best to lay down dust sheets prior to commencing any work.

After you have removed the access panel, you are able to begin to work on the sash. Utilize a flat bar, or chisel, to pry the small partsing beads out of their grooves. These are often wedged in or nailed, but they can be prised free which is why it's worth your time. If the sash remains in place, pry the mortise and tenon joints free using a hammer or screwdriver and then remove each wood peg.
