Window Sash Repairs

Window sashes must be regularly checked for mold, mildew and damage. If you catch these issues early you will save money on future repairs.

The sash is an interior framing that can be moved vertically upwards or downwards in windows that are open. This article will teach you how to perform simple repairs to sash.

Weather Stripping

Wooden window sashes are a great way to add an elegant appearance to your home. They are also sturdy and will last for many years if they are properly maintained. They may, however, become damaged or degraded with time due to exposure and normal wear. The first step for repair sash window damage is to fix weather stripping. It's found on both the sash and frame. It could cause drafts if worn out or loose. To fix it, start by finding your window brand and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off and mark its size and width so that you can get new weather stripping that is compatible with the original.

Then, remove the sash and set it on a work surface to allow access to all four sides. After you have removed the sash using the utility knife, take off the weather stripping that was left by hand or using a putty blade.

Window sashes need to open and close without much effort. However, this could be a challenge if the weights have been worn out or the sash-to-rail meeting rail is not properly covered with. This can be due to various reasons, including the lack of maintenance or a mismatched weight rating.

If the hinge arms of a window are beginning to sag, this can cause the sash's to drag and eventually hit the frame in the corner in the opposite direction of the hinge arm (Photo 1). To fix this issue, first make sure the sash fits squarely in the opening of the frame and then remove it from the window. If the sash is screwed onto the hinge arm, take it off the hinge and replace it. (Photo 2). Install the new sash next (Photo 3).

Because of sagging hinges and a general deficiency in energy efficiency, older windows especially in older homes, can be difficult to open and close. Sometimes, a few simple fixes can make these windows operate smoothly and help homeowners save money on energy costs.

In order to make these repairs to the sash, it's important to have all of the necessary tools lined up before you begin. Start by marking the location of the hinge channel on the frame with a pencil (Photo 1). This will allow you to position the channel in the right location after you've completed. Remove the sash and remove the hardware, including the parting beads (Photo 2) and the chains or cords that hold it in place. Soften any hardened putty using the help of a heat gun set at medium and equipped with an shield to block the nozzle. Remove the old sash, and keep it in a bag with a label.

Sash Weights

If your window sash repairs are to replace a broken cord or just to ensure that the windows are functional by replacing worn out sash weights will improve sash operation and help reduce energy consumption. Sash weights are hefty lead or iron cylinders, which are enclosed in a hidden cavity and connected to the movable the sash with rope. These weights provide counterbalance that allows the window to be opened and closed without the use of electrical or mechanical devices. The first step in replacing sash cords is to find and take out the access panels located in the jambs. These are usually installed by screws or nails and will need to be removed or moved. You may be able to use a hammer or chisel for removing them, but it's always better to lay down dust sheets prior to starting any work.

Once the access panel is removed, you can start working on the sash. Make the small parting beads (also called "tie rails") out of their grooves with flat bar or chisel. It is important to take your time because they are usually placed in a wedge or nail. If the sash is in place, remove the mortise and tenon joints using pin punch and hammer or screwdriver, and then take out the wood pegs that are on each piece. It should now be possible to move the sash back and forth freely, though it will probably need some oil if it feels stiff.

With the sash in an open position With the sash in an open position, measure the sash chain or cord to extend from the pulley on the top of the jamb to the sash slot in the bottom. Cut the chain or cord and secure it as in Step 6 above. You can either use a hammer and screws or nails, but nails are less likely to cause damage.

It is recommended to keep the original weights if you have purchased a kit to replace the counterbalance. It's cheap to purchase them from architectural salvage stores and they'll be simple to install once you've got the sash open. Depending on the size of your window one or two sash weights might be required to keep the sash in an open position.
