Window Sash Repairs

Sashes for windows must be inspected regularly for signs of mold, mildew and damage. You can reduce the cost of repairs in the future by catching these issues early, before they get out of hand.

The sash is an interior frame that is vertically moved up or down in windows that are open. This article will show you how to perform simple sash repairs.

Weather Stripping

Wood window sashes add the classic look to your home. When properly maintained, can last for many years. However, they can be damaged or degraded over time due to exposure or normal wear. Sash repair specialists can restore windows back to their original condition and maintain their appearance longer than replacement windows.

Weather stripping is the first aspect to consider when you are repairing windows with sash. It's on both the frame and the sash. If it's damaged or worn out, it could cause drafts, as well as other issues. Start by identifying the window brand and the manufacturer's date (etched on the glass's corners or the aluminum spacers between panes). Smooth out the compound using your putty knife, then let it dry for repairs at least a few days. Once it's fully cured, apply a top coat of acrylic latex paint. This coating will protect the putty and give your sash a new look.

Sash Hardware

The hardware that holds the windows sashes can become worn out with time and use. This can result in windows or doors that is difficult to open or close. It's good to know that replacing and fixing this hardware is usually easy and affordable. If you're having difficulty opening a sash spray some oil into the jamb channel. It is important to have the tools you require before you begin. Mark the hinge channel location on the frame (Photo 1) with a pencil. This will allow you to place the channel in the proper location after you've completed. Remove the sash and take off the hardware including the parting beads (Photo 2) and the cords or chains that hold it in place. A hot gun with nozzle shield and medium setting will soften any hardened glue. Remove the old sash and keep it in a bag with a label.

Sash Weights

Whether your window sash repairs are to replace a broken cord or to keep your windows functioning and functional, replacing worn-out sash weights will improve sash operation and help reduce energy consumption. Sash weights are heavy, lead or iron cylinders that are enclosed in a concealed cavity and attached to the movable the sash with rope. These weights act as counterbalances and allow you to open and shut the window without the need for mechanical or electrical devices. The sash weights are usually disregarded or disabled by homeowners, and are turned into scrap when they fail; therefore you may have to search for replacements.

Once the new weight is in place, tie a string to it and then thread it through the pulley for the sash. Then, you can nail the string to the frame, leaving a few inches of string hanging from the head to allow for future adjustments.

Sash Cords

In the majority of double glazing near me-hung windows, a cord or chain is affixed to the weights. This supports and keeps the sashes in the jamb in a balanced manner. Over time, these chains can get damaged and render it impossible to raise the windows. A new sash cable can restore the ability to move and lower the sash and keep it in place when opened.

The first step in replacing sash cords is to locate and take out the access panels located in the jambs. These are usually fixed or screwed in and must be removed or relocated. After removing the access panel, you can begin working on the sash. Take the narrow beads (also known as "tie rails") out of their grooves using a chisel or flat bar. Determine the length of sash cord/chain required to reach the sash slot at the bottom, and the pulley at the top of the jamb. Cut the cord or chain and secure it in Step 6 above. You can employ a hammer and screws or nails, but nails are less likely to cause damage.

It is recommended to keep the original weights in place unless you have purchased a kit to replace the counterbalance. They're not expensive and simple to install if you purchase them from salvage shops for architectural use. Depending on the dimensions and shape of your window, you may require one or two sashweights to keep it open.
