Window Sash Repairs

Make sure to check the sashes of your windows regularly for any damage, mildew and mold. If you catch these issues early, you can save money on repairs in the future.

The sash is the internal framing that can be moved vertically either up or down in windows that open. This article will show you how to perform several simple repairs to sash.

Weather Stripping

Wooden window sashes can give an elegant appearance to your home. They are also sturdy and can last many years provided they are properly maintained. They may, however, be damaged or degraded over time, due to exposure and normal wear. Thankfully, sash repair experts can restore your windows back to their original condition and maintain their appearance for much longer than newer replacement windows.

Weather stripping is the primary issue to take care of when fixing sash windows. It's located on both the frame and the sash. It could cause drafts if damaged or is loose. Begin by identifying the window brand and the manufacturer's date (etched on the glass's corners or the aluminum spacers between panes). Then, take the sash off and mark its width and height so that you can locate the appropriate weather stripping replacement to match.

Then, take the sash from its holder, and place it on an even surface that allows you to access all four sides. Sash Hardware

The hardware that supports window sashes is susceptible to wear and tear from age and use and the result could be a window or door that isn't able to open or close easily. It's a good idea to know that replacing or repairing this hardware is often straightforward and cost-effective. If a sash isn't easy to operate you can try spraying some lubrication into the jamb channel and then open it to see if this solves the issue. If not, the issue is likely with the balance of the sash and you'll need to remove the sash in order to access this hardware.

These weights act as counterbalances, allowing you to open and shut the window without requiring mechanical or electrical devices. The sash weights are usually neglected or ignored by homeowners and turned into scrap when they fail; therefore you might need to search for replacements.

It's difficult to retrieve a sash-weight that has fallen from the cavity, so you'll want to find one that fits correctly. You will also need an additional piece of string, a length of the sash cord, as well as some sash pulleys that will tie the new sash weights the sash cord.

The first step in replacing cords for sash is to locate and remove the access panels in the jambs. These are usually screwed or nailed into and require removal. It may be possible to take them out using a hammer or chisel, but it is always better to lay out dust sheets prior to beginning any work.

Once the access panel is removed, you can begin working on the sash. Make the small parting beads (also known as "tie rails") out of their grooves with the chisel or flat bar. They are usually wedged in or nailed but can be removed which is why it's worth your time here. If the sash is still in place, pry the mortise and tenon joints free using a hammer or screwdriver and then take out each wood peg. You should now be able to move the sash around freely, though it may require oil if it feels stiff.

Take a measurement of the length of the sash chain or sash cord required to reach the sash slot on the bottom of the pulley on the top of the jamb. Cut the cord or chain and secure it as in the previous step. You can either employ a hammer and screws or nails, but nails are less likely to cause damage.

If you haven't purchased an item that replaces the counterbalance system that was in place before, it is recommended to keep the original weights for balancing in place. They are not expensive and easy to install if you buy them at architectural salvage stores. Based on the size of your window, two or three sash weights may be needed to keep it in an open position.
